POSITION SUMMARY

The Facilities General Maintenance position is responsible for facility safety inspections, event setup, performing routine and preventive maintenance and repairs for assigned equipment and facilities including plumbing, electrical, basic carpentry, heating and cooling and other building systems and other tasks to support the overall purpose of the School. A high school diploma or equivalent is preferred. Knowledge and understanding of mechanical and electrical equipment systems and terminology and one to three years of related experience is required, preferably in an educational setting.

JOB DUTIES

Under the direction of the Director of Facilities, the employee in this position will be responsible for, but not limited to the following:


  • Performs minor and major repair of all buildings and equipment


  • Performs preventive maintenance procedures on building mechanical equipment on a scheduled basis; inspects belts, checking fluid levels, replacing filters, greasing bearings, seals etc.; repairs or replaces broken parts


  • Replaces broken windows; repair doors and locks and install window blinds


  • Completes daily, weekly, and monthly checklists on building equipment maintenance procedures and maintains records of scheduled maintenance procedures


  • Provides operational support for faculty, staff and parents for activities and special events


  • Moves furniture and equipment as needed


  • Responds to emergency maintenance requests as required


  • Performs outside custodial duties such as snow removal as required


  • Assists with renovation of buildings


  • Drives bus


  • Assists in the recommendation, development and implementation of improvements to procedures, equipment and systems to ensure effective operations and best practices in the areas of building and grounds management, planned maintenance, energy management and school bus operations


  • Other duties as required to fulfill the overall purpose of Holland Hall

EDUCATION AND EXPERIENCE


  • High School Diploma or Equivalent preferred


  • Knowledge and understanding of mechanical and electrical equipment systems and terminology


  • One to three years of related experience is required, preferably in an educational setting

EXPECTATIONS/REQUIREMENTS FOR SUCCESSFUL PERFORMANCE

The employee is required to perform each job successfully and must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill and/or ability required:


  • Working knowledge of all building systems and components. Ability to read building blueprints, specifications and operating manuals. Good skill in the use of hand and power tools


  • An ability to deal with people and perform under stress and when confronted with an emergency situation


  • Ability to use the computer to correspond through email and access work order system


  • Ability to handle several projects at the same time and to work with various school and volunteer organizations


  • Ability to read and comprehend simple instructions, short correspondence, and memos. Ability to write simple correspondence. Ability to effectively present information in one-on-one and small group situations to other employees of the organization


  • Valid driver’s license and the ability to meet facility insurance requirements for school vehicle operators. Class B commercial driver’s license with a P & S endorsement or, ability to attain one within ninety days of employment


  • Regular attendance is required for successful completion of job duties

WORKING CONDITIONS AND PHYSICAL REQUIREMENTS


  • Workday regularly includes multiple or conflicting demands, deadlines and time pressures; Must be willing to work different shifts as needed


  • Ability to lift 50-80 pounds when necessary


  • Work requires considerable physical effort and manual dexterity in both hot and cold temperatures for extended periods of time


  • Able to work at different heights, including working on scaffolding, lifts and ladders


  • Able to work in inclement weather if necessary


  • Good close, distance, and color vision and depth perception


  • Other activities include walking, standing, bending, kneeling, lifting, talking, hearing and visual acuity
