Facilities Technician III will perform preventive and corrective maintenance to HVAC, Electrical and utility equipment in support to a Clinical Manufacturing, Product Development and Research facility. Extensive Knowledge of utility and facilities equipment such HVAC air handlers, refrigeration, cold rooms, chillers, cooling towers, pumps & drives, heat exchangers, air compressors & hot water package units operation and maintenance. Troubleshooting expertise on those systems and equipment. Knowledge using a Building Management System (BMS). Familiar with NEC and local electrical codes and electrical equipment such as: electrical switchgear, power distribution equipment and emergency generator. Be able to assess and repair problems to critical utility systems to prevent impact to operations.
Primary Responsibilities
Position is to perform preventive and corrective maintenance HVAC and Electrical and utility equipment in support to a Clinical Manufacturing, Product Development and Research facilities
Support operation of utilities such: Compress air, Nitrogen, Steam, CO2 & water
Perform daily rounds through the site to ensure equipment are in operational conditions and to determine if repairs are needed
Available for an on-call rotation.
Work with outside contractors to perform equipment repairs or service as needed
Lead Troubleshooting efforts when problems arise on utilities and facilities equipment such HVAC air handlers, refrigeration, cold rooms, chillers, cooling towers, pumps & drives, heat exchangers, air compressors & hot water package units
Familiar with NEC and local electrical codes and electrical equipment such as: electrical switchgear, power distribution equipment and emergency generator
Response to site infrastructure equipment alarms and perform repairs as needed.
Identifies issues and performs routine trouble shooting on Automation controls associated with the Equipment Monitoring and Building Management Systems.
Assist with the development and improvement of operational and maintenance procedures of the department
Capable of performing work in one or more of the following trades, mechanical, pipefitting, HVAC/refrigeration, electrical or plumbing
Additional basic functions:
Ability to use basic hand tools
Must be able to read, write and utilize drawings, mathematics, and handbook formulas.
Read mechanical schematics and piping diagrams P&ID's
Read Electrical schematics and single line diagram
Must be able to work in a clean room environment
Requirements:
High School Diploma or GED, with 4 plus years with relevant experience in plant and equipment maintenance or a 2-year technical school diploma on HVAC and /or Electricity
5+ years of facilities and maintenance operations experience in the biotechnology or pharmaceutical industry or military training and experience in relevant field.
Must possess basic computer skills
Must have ability to communicate both orally and written in a clean manner
Ability to:
To lift, carry, push and/or pull up to 50 lb. of equipment or supplies
To squat, bend, kneel, climb, and/or reach throughout the day
Apply common sense, understanding to carry out detailed but uninvolved written and oral instructions.
Deal with problem involving a few concrete variables in a standardize situations.
Work with minimal supervision. Work may be done without establish procedures.
To read, understand and work from Standard Operating Procedures, OEM Manuals, P&ID's, electrical and piping schematics.
Self-managed, self-starter, detailed oriented and be able to complete any required (GxP) documentation in a timely manner, including logbooks, log sheets and work order
