We are seeking a detail-oriented and organized Property Accountant to join our client's dynamic team. The ideal candidate will have strong accounting experience in property management, with a focus on ensuring accurate financial reporting, and supporting the property management team with financial analysis. Key Responsibilities:
General Ledger and Journal Entries:
Perform monthly general ledger reconciliations, including property-related income, expenses, and CAM accruals. Process journal entries related to tenant billings, reimbursements, and expenses.
Tenant Billing and Invoicing:
Assist with the preparation of tenant billings related to CAM, property taxes, insurance, and other recoverable expenses. Ensure that all invoices are accurate and sent in a timely manner.
Financial Reporting:
Prepare monthly financial statements for assigned properties, including balance sheets, income statements, and budget variance analysis. Provide detailed explanations of variances between actual and budgeted figures.
Lease Administration Support:
Review and interpret lease agreements to ensure accurate billing for CAM, rent, and other expenses. Ensure that charges are applied per the lease terms and resolve any discrepancies.
Audit Preparation:
Assist with the preparation of property-related financial reports for internal and external audits, ensuring compliance with accounting standards and regulations.
Expense Analysis:
Monitor and analyze property expenses, identifying cost-saving opportunities and areas for improvement.
Property Management Support:
Collaborate with property managers, regional managers, and other stakeholders to ensure proper accounting procedures and timely resolution of property-related accounting issues.
Other Duties:
Perform ad hoc financial analysis and reporting as required. Assist in the annual budgeting process for assigned properties.
Qualifications:
Bachelor's degree in Accounting, Finance, or related field.
Minimum of 2 years of accounting experience, preferably in commercial real estate or property management.
Strong understanding of CAM reconciliation processes and property management accounting practices.
Proficient in Microsoft Excel, with experience in financial modeling and reporting.
Familiarity with accounting software (e.g., Yardi, MRI, or similar property management software) is preferred.
Excellent attention to detail, analytical skills, and ability to handle multiple tasks simultaneously.
Strong communication skills and ability to collaborate with cross-functional teams.
Knowledge of accounting principles, lease terms, and property management operations.
Ability to work independently and meet deadlines in a fast-paced environment.
