The Director of Facilities is responsible for overseeing the strategic and operational management of the Zelis real estate portfolio, ensuring facilities are safe, efficient, sustainable, and aligned with business objectives. This leader will drive best-in-class workplace operations, optimize facility-related costs, and enhance employee experience through effective space management, maintenance, and vendor partnerships.
What you'll do:
Develop and execute a facilities management strategy that aligns with corporate goals and workplace experience initiatives.
Oversee maintenance, repairs, and operations (MRO) for all corporate locations, ensuring business continuity and operational efficiency.
Develop dashboards, analytics and analysis to support operations and initiatives.
Partner with business leaders to assess future space needs and support real estate portfolio planning.
Ensure facilities support a productive, inclusive, and high-performing work environment.
Oversee office services, conference room management, and amenities that enhance employee experience.
Develop policies and procedures that improve space utilization and associate engagement.
Manage relationships with outsourced facilities management providers and key vendors (e.g., janitorial, security, HVAC, food services).
Ensure all vendors meet performance expectations and compliance standards.
Implement best practices for procurement, contract negotiations, and service-level agreements (SLAs).
Develop and manage the annual facilities budget, including operating expenses and capital improvement projects.
Identify cost-saving opportunities while maintaining service quality and safety standards.
Leverage data and analytics to drive decision-making on occupancy, workplace efficiency, and facility performance.
Oversee capital projects, renovations, and facility upgrades.
Lead sustainability initiatives, including energy efficiency, carbon reduction, and waste management programs.
Ensure compliance with OSHA, ADA, fire codes, and other regulatory requirements.
Oversee emergency preparedness, crisis response, and business continuity planning for physical assets.
Oversee development of office and industrial projects to accommodate our rapid growth
Define standards for office requirements and align portfolio of leases to associate needs
Manage key vendors, including project management, contractors, design and leasing professionals
What you'll bring to Zelis:
Bachelor's degree in Facilities Management, Engineering, Real Estate, Business Administration, or a related field; MBA or relevant certifications (e.g., CFM, FMP, LEED AP) valued.
10+ years of experience in facilities management, corporate real estate, or workplace operations.
Proven track record in managing multi-site facilities for a large corporate environment.
Strong knowledge of building systems, workplace safety, sustainability, and regulatory compliance.
Experience with outsourced facilities management models and vendor partnerships.
Expertise in budget management, capital planning, and contract negotiations.
Strong leadership skills with the ability to collaborate across functions and influence senior stakeholders.
Excellent problem-solving, decision-making, and analytical skills.
Strong communication and stakeholder management abilities.
Experience with hybrid workplace strategies and flexible space planning.
