$140,000.00 - $230,000.00 Annual Salary

Job Description Summary:
The Preconstruction Executive is responsible for the overall planning, coordination, and execution of all preconstruction activities and manages personnel. They provide counsel on complex preconstruction matters and implement department process, procedures, and company best practices.

Position Responsibilities and Duties

  • Able to perform all essential Senior Preconstruction Manager responsibilities.

Vision

  • Ensure team executes department strategy, vision, and business goals.

  • Infuses vision and purpose to the team and communicates how efforts fit into the big picture .

Leadership & Alignment

  • Oversee preconstruction activities, budgets, and resources in assigned division(s).

  • Monitors preconstruction budgets and conducts regular cost analys i s (active projects, staff budgets, spending, etc.) to identify risk and opportunities.

  • Effectively interacts with internal and external stakeholders to maintain trusted partnerships and achieve divisional and regional objectives .

Strategic Talent Planning

  • Actively coaches, mentors, and oversees development and hiring or for their assigned team .

  • Empowers team members to meet their job duties and responsibilities and conducts employee performance evaluations for direct reports.

Best-in-Class Execution

  • Take lead in estimating/preconstruction activities on complex projects (preparing estimates, developing schedules, creating cost models, etc.)

  • R eviews schedules, status reports, risk registers, and variance reports for accuracy and improvement opportunities .

  • Conduct or advise on constructability reviews, design elements , and value analysis. Serve as document reviewer and coach team members on best practices.

  • Lead and/or oversee the project transition from preconstruction to operations to ensure a positive client experience.

  • Lead preconstruction meetings, communicate department updates, and ensure team is aligned on team priorities.

  • Assist with contract negotiations and identifying early project risks to mitigate future operation issues.

  • Report on preconstruction projects /activities and make improvement recommendations to leadership.

Market Development & Diversification

  • Partner with Operations to identify lead opportunities and implement strateg ies to secure work.

  • Participate in pursuits/business development activities (proposals, interviews, etc.)

  • Develop strong networks and attend industry events to promote Swinerton services in current and prospective markets.

  • Complete other responsibilities and activities as assigned.

Minimum Experience and Requirements

  • Degree in Engineering, Construction Management, Architectur e , or related field; or equivalent working experience

  • 8 + years of construction experience including extensive estimat ing and/or preconstruction experience.

  • Working experience with developing and leading high performing teams.

  • Experience with executing department strategic goals and business plans .

  • Understands internal and external business forces and capitalizes on or mitigates against them.

  • Thoroughly understands the current labor and material market to make effective business decisions.

  • Demonstrated technical knowledge of all building systems, constructability, and preconstruction procedures.

  • Extensive working experience in design build delivery process. Knowledge and experience with green design and sustainable methods in construction .

  • Fundamental knowledge and experience with pursuits process, contract execution, and design.

  • Demonstrates commitment to client service and quality outputs.

  • Excellent organizational and (written and verbal) communication skills - able to infuse purpose in others.

  • Effectively balances data, intuition, experience, and diverse perspectives in decision-making and problem solving.

  • Able to foster collaboration and navigate conflict effectively amongst internal and external stakeholders.

  • Strong computer skills and experience with construction management software and platforms.

  • Experience with CMiC , P6, Bluebeam, AutoCAD and/or Revit, or other similar design software applications.

  • Experience in Virtual Design Construction (VDC) and Building Information Modeling (BIM) software on construction projects.

Preferred Requirements:

  • LEED and DBIA credentials preferred.
