Job Description Summary
The Capital Markets Senior Financial Analyst ("CMFA") will support transactions generated by Cushman & Wakefield's Industrial Advisory Group ('IAG"). Senior Analysts will primarily perform the more complex financial analysis activities of pricing, Excel valuation model creation, Argus Enterprise model creation and auditing, lease abstraction, due diligence collection and review, and will be responsible for translating analysis findings into high-level summaries for our Capital Markets Investment Sales brokers. The ideal candidate will be based in Dallas, Texas and available to work on-site in a local Cushman & Wakefield office. Essential Duties
Lead the execution of more complex IAG Broker financial analysis/modeling requests, which may include overseeing high-value client opportunities and portfolio transactions
Prepare pro forma statements, discounted cash flow analyses, and Excel-based financial models with consideration of market conditions
Lead and coordinate all marketing pitch proposals including, but not limited to, presentation Offering Memorandums, Broker Opinion of Value, and detailed strategic research, assisting in marketing transactions
Conduct audits of existing financial models for accuracy of model inputs and validity of assumptions, identifying data gaps
Conduct market research to analyze property and market conditions; synthesize findings in a clear, concise manner
Communicate with IAG Brokers and Broker team to confirm request scope and review analysis findings; demonstrate ability to communicate findings in a clear, compelling manner, answer clarifying questions, and make timely, accurate revisions
Identify and communicate any missing information or unclear requests to ensure accurate analyses
Develop high-level analysis summaries by identifying transaction considerations (strengths/weaknesses), trends, outliers, and logical inconsistencies
Performs quality control reviews, ensuring work product is thorough, complete, and meets scope of work requirements
Track and develop working knowledge of real estate fundamentals and industry trends
Work with graphic designers on related visuals for analysis, partnering with the Marketing team
Gather market information through research and site tours
Performs other related duties as required or requested
Other Requirements & Administrative Duties
Bachelor's Degree (Business, Finance, Accounting, Real Estate, etc.) preferred
Combination of education without a degree and corporate work experience may be considered
2 to 5 years of real estate financial analysis and/or cash flow valuation modeling experience; Capital Markets and Industrial brokerage team experience a plus
Extensive experience with Argus Enterprise and other discounted cash flow tools required
Highly proficient in Microsoft Office Suite, especially in Microsoft Excel
Passion for client delivery, with strong emphasis on producing high-quality work, meeting deadlines, and motivated to exceed expectations
Exhibits critical thinking and strong analytical skills with high attention to detail and accuracy
Ability to function in a team-oriented setting while working independently with limited day-to-day supervision
