Job Summary:



Team Leader will manage the resources allocated to this position on a daily basis, giving direct supervision to the assigned team. Candidate will organize work, schedule work with customers, act as a contact for projects and work assigned to the team. Manage daily schedules, acquire/order equipment, critical spares and maintain inventory for the work force. Candidate will be a working member of the team, providing mentoring and hands on assistance with work requested. Candidate will coordinate preventative maintenance and repair efforts, relieve subordinate line staff as required, maintain required regulatory documentation, etc. This position will likewise provide insight and assistance in preparing annual and probationary evaluations. Position also provides training for subordinates, new hires and will be responsible for supportive documentation.



Core Responsibilities and Essential Functions:



Daily Duties
- Manages staff attendance and daily work efforts.
- Provides oversight for purchase order submission, time and attendance and manpower utilization.
- Provides communications for work effort to customer base and Co-ordinator on a daily basis.
- Ensures supplies, materials and tools are available for use by staff as required to ensure continuity of work effort.
- Walks the campus daily to identify deficiencies needing repair or maintenance.
- Provides leadership for emergency responses to ensure coordinated and appropriate response to the event.
- Conducts periodic site walk throughs to ensure staff and resources are being used efficiently. Preventative maintenance
- Receives preventative maintenance work requests as they are printed and assesses requirements for completion as pertains to materials, access to equipment/systems and schedules the repair.
- Distributes preventative maintenance work requests to staff assigned ensuring the proper tasks are assigned to the proper associate.
- Conduct review of preventative maintenance efforts as specified in the work request and ensures subordinates and position follows the tasking required until completion.
- Notes any deficiences related to the preventative maintenance effort that are out of the norm and reports them to the Co-ordinator immediately for disposition and further action.
- Follows up on repair efforts of deficiencies noted to ensure closure of the relevant documents to be compliant with Code and JCAHO Survey requirements.
- Ensures completed PM documentation is turned in on the date the work is completed to ensure closure of the document in our CMMS system is done in a timely fashion.
- Assists others in preventative maintenance efforts as requiredl Training
- Develops training modules for staff assigned to ensure proper orientation and actions required for response to service requests and work orders.
- Conduct Training inservices related to this equipment for initial troubleshooting and repair of equipment in this discipline.
- Maintains all training records for staff trained to include date of training and testing conducted to ensure training was effective.
- Provides general orientation to new hires including discipline specific training and orientation for speciality systems. Miscellaneous Duties.
- Review proposed project documenation and blue prints for accuracy and deficiencies.
- Conduct periodic punch list inspections of new construction in areas of discipline.
- Perform inspections to ensure proper installation and code compliance.
- Prepare all documentation required for such inspections and punch lists in a timely and effective way.
- Assist with emergency generator monthly test runs on a rotating basis.
- Assist with general maintenance requirements, ie. Fire alarm, bed repair, plumbing, etc.
- Assists in maintaining on hand critical spare parts and materials by conducting periodic inventory and requisitioning replacements to ensure continuity of our work effort.
- Prepares and reviews purchase requisitions for spare parts and materials and submits for approval and acquisition to Co-ordinator, receives materials and closes out documentation within three days to ensure budget requirements are met.



Required Minimum Education:



High school diploma or equivalent Required and
Trade school training in any facilities Engineering discipline or equivalent military training Required



Required Minimum License(s) and Certification(s):

All certifications are required upon hire unless otherwise stated.




    Additional License(s) and Certification(s):




    Required Minimum Experience:



    Minimum 5 years in Facilities Engineering in a healthcare environment Required and
    Minimum 2 years as a supervisor or foreman of Engineering staff. Required



    Required Minimum Skills:



    Must have maintenance and repair skills related to a Facility Engineering discipline, have general mechanical skills, understanding of the safe use of power and hand tools.
    Must have understanding of applicable codes and JCAHO survey standards, Computerized Maintenance Management Systems, basic business software to include excel, MsWord, etc. Must be computer literate.
    Must have good to excellent communication skills.
