Reporting to the Vice President of Revenue Management, the Revenue Analyst's function is to develop and manage business intelligence initiatives to provide actionable insight for all aspects of Revenue Management. These initiatives will drive topline revenue for the portfolio as well as demonstrate the department's bottom-line value to the organization. This individual will apply proven communication, analytical, and problem-solving skills to help maximize the return of Harbor Group's portfolio.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Support the pricing team on various portfolios, through data collection, utility analyses, amenity analyses, competitive analyses, market research analyses and presentation preparations.
Consult on and provide pricing support for manually priced lease-up and due diligence properties.
Synthesize input from multiple sources to support strategic departmental planning and development. Including:
Development and maintenance of departmental reports to track internal key performance indicators.
Calculating and analyzing revenue management ROI projections.
Conduct research and analysis to identify trends across portfolio, amenity, and competitor data sets.
Validating and ensuring the integrity of multiple data sources.
Follow and assist the Revenue Managers to ensure revenue management best practices including but not limited to amenities and competitor pricing are met.
Own the process of analyzing and reviewing property amenities at both the unit and community level to ensure all potential revenue is captured.
Provide business consulting to property management by utilizing multiple revenue management applications, MRI and multiple market data providers. This is inclusive of but not limited to pricing, system accuracy, system modifications, data-driven decisions, market analysis, assisting in performance measurement and overall systems support.
Own the process of gathering macro and micro economic research. Produce market economic reports on quarterly and ad-hoc bases. Assist with creating performance reports measuring property performance against submarket, metro area markets, and other competitors.
Be the subject matter expert with respect property amenities and competitor data.
Be the key contact for as well as train revenue managers, regional managers and business managers on amenity and competitor data best practices.
Work with the revenue managers to develop new reporting, processes, and training to further enhance the effectiveness and capabilities of the revenue management team.
QUALIFICATIONS / SKILLS:
Bachelor's degree in Accounting, Finance, Business Management, Economics or similar field required.
At least two years analyst experience in multi-family and real estate revenue management experience, preferred. Recent graduates with exceptional track records will be considered.
Strong analytical, problem solving and decision-making skills including financial analysis, statistical analysis, and business case development.
Technology skills including computer software, Excel, PowerPoint, Word, and Internet research; proficient in understanding and executing Pivot Tables.
Excellent written and verbal communication skills, including ability to communicate and interact with personnel at all levels throughout the organization; have good interpersonal skills; have good presentation skills; team management skills, engages on difficult issues, and effectively influences non-direct reports.
Ability to travel up to 20% annually.
Able to meet changing priorities and deadlines.
Able to balance multiple tasks simultaneously, including project administration, monitoring, and execution; possess good organizational skills.
