Maintenance Specialist - Facilities

Pay Range: $30.6584 – $44.4547 Hourly / $63,769.47 – $92,465.78 Annually

Starting Pay: $30.6584 Hourly / $63,769.47 Annually (non-negotiable)

 

Characteristics of the Job

Under general supervision, performs manual semi-skilled or skilled work in repair and maintenance of city buildings and mechanical systems and in the operation of trucks and motorized equipment.  The employee has the flexibility to develop work sequences and methods within the scope of established policies.  Considerable independence is exercised and work is checked by the supervisor for quality, quantity, and safety of operation and care of equipment. 

Examples of Duties  

• Operate equipment, such as loader, backhoe scissor lift, mini-excavator, etc. 
• Coordinate and assist with the work assignments of the Laborer – Facility Maintenance.
• Operate, service, and repair mechanical equipment and systems such as electrical, plumbing, heating, air conditioning, ventilating, doors and overhead door systems, automatic gates, etc.
• Inspect existing heating, cooling, and mechanical systems in all City facilities for conformance with safety and other operative requirements.   
• Instruct assigned employees on proper equipment operation and repair work.
• Make repairs to City infrastructure and facilities and determine material lists for remodeling projects.
• Maintain program for buildings and related equipment upkeep including inventories of supplies, repair history, construction costs, inventory of equipment, and development and implementation of preventative maintenance schedules 
• Instruct, inspect, and assist outside contractors.    
• Operate truck for snow removal and material hauling.
• Patch streets, alleys, sidewalks, etc.
• Repair and clean storm sewer system.
• Perform other semi-skilled and skilled work, such as carpentry, masonry, and painting.
• Perform minor service and repairs of equipment; report need for repairs.
• Other duties may be assigned.

Training and Experience

High school diploma or GED equivalent; experience in skilled or semi-skilled building, mechanical and grounds maintenance; and two years experience in one or more of the trades: carpentry, electrical, or plumbing; or any equivalent combination of training and experience that provides the required knowledge, skills and abilities.

Knowledge, Skills and Abilities

Good knowledge of methods, practices, tools, equipment, hazards and materials used in mechanical, building and grounds maintenance and improvements; general knowledge of the materials, methods and practices, possible defects, faults and effective corrective measures involved in operating and maintaining a variety of heating/cooling systems, refrigeration, ventilation, exhaust and other mechanical systems; and related building codes.  

Excellent skill in public and employee relations and in maintaining effective working relationships; operation of snow plow and salt spreader; skill in the operation of motor equipment; construction techniques, such as concrete finishing; and carpentry, electrical, or plumbing work.

Ability to safely operate vehicles and equipment; understand and follow written or oral instructions; document in writing work completed or repairs needed; explain work procedures and give work instruction to employees; determine best approach to efficiently complete assigned work; solve problems involving several variables; respond effectively to inquiries and complaints; calculate fractions, decimals and percentages; understand, carry out, explain and interpret established procedures, methods and work rules; and interpret a variety of instructions in written, oral, picture or schedule form.

Certificates, Licenses, Registrations

Valid Illinois Class B Commercial Driver’s License (CDL-B) with air brake endorsement, or equivalent, upon application.

Residency Requirement

AFSCME employees shall live within a 20-mile radius from the City’s Emergency Center, located at 1630 8th Avenue in Moline, within 180 days of hire.
