Compensation Range

Annual Salary: $78,500.00 - $93,000.00 (Amount based on relevant experience, skills, and competencies.)



About This Job



The main purpose of this job is to perform the daily management of all loans within Real Estate Lending's pipeline. This role is the central point of contact for the Sales and Fulfillment Leaders along with Secondary Marketing Leaders on loan issues and delays. As the Pipeline Manager they are responsible for all reporting related the Mortgage Pipeline. The role will also focus on feedback to Sales and Fulfillment leaders on loan quality and operational efficiency.



Essential Functions



  • Pull reports of all active preapprovals, applications, and lock and delivery deadlines. Meet daily with Mortgage Fulfillment Managers to review loans with closing disclosures due within next 3 days and provide updates to their status.


  • Pull reports of all active loans in the pipeline. Provide Sales and Fulfillment leaders a list of all loans that are "defective" and aged over 3 days since placed in a pended status, work with appropriate leader to determine resolution, and track until resolved


  • Send out daily and weekly reports to sales leaders for loans needing review, loans missing intent, expired short shopping letters, and aged files without movement. Partner with team to create these reports and continue to monitor the reports and update them along with service level agreement changes and the team strategy.


  • Escalate loans over 20 days to Sales and/or Fulfillment Management with a summary of the delays, ownership assignment(s) and the plans/timeline to cure


  • Coordinate and communicate with all levels of leadership in all functional areas (sales, TS, underwriting, processing, closing, etc.) on the status of the pipeline. Provide success stories, challenges and cures for challenges, ideas on how to improve turn times and customer service scores.


  • Manage the pipeline service level agreements to ensure efficient pipeline movement consistent with desired turn times


  • Mange the quality tracking reports. Communicate with Sales and Fulfillment leaders monthly on trends for coaching staff that are underperforming and share the success stories of those exceeding expectations.


  • Monitor Fulfillment Center areas for pipeline/staffing mismatches work with Fulfillment Manager to determine options


  • Monitor and report on closing dates on active loan files to prevent delays in closing and funding


  • Be a liaison/resource for Sales and Fulfillment to restructure opportunities to increase customer satisfaction and pull through


  • Identify trends, redundancies, gaps etc. in the life cycle of a loan. Present solutions and recommendations to Senior Leadership to improve efficiencies, reduce expenses, lower cycle times and improve customer service scores.


  • Perform other duties as assigned





Knowledge, Skills & Abilities Required



  • Strong knowledge of the mortgage Industry guidelines and regulations, including knowledge of best practices


  • Strong knowledge of conventional and government residential mortgages including FHA, and VA, and loans


  • Functional understanding of applicable Federal, state and local lending regulations


  • Demonstrated expertise in a variety of Industry concepts, practices and procedures


  • Ability to plan and execute stated goals


  • Excellent communication skills with the ability to interact with all levels of external clients and internal leadership and think in a strategic manner. Speaks and writes clearly and persuasively and competent group presentation skills


  • Ability to prioritize and plan work activities, uses time efficiently and develop realistic action plans


  • Ability to identify and resolve problems in a timely manner and gathers and analyze information skillfully


  • Motivated and organized self-starter with strong attention to detail and the ability to manage multiple priorities

  • Intermediate level proficiency with Microsoft Word, Excel, Teams and Outlook





Education & Experience



  • Bachelor's degree in Business Administration, Finance or equivalent combination of education and experience required


  • 6+ years of Mortgage experience with contemporary knowledge of mortgage industry and operational practices required


  • Sales and operations experience required

A reasonable estimate of the current base pay is $78,500 to $93,000 annually hour. This position will be eligible for additional compensation through performance-based incentive plan(s) that will correspond to meeting performance goals.
