Job Title: Real Estate Specialist (Pre-Construction)

Job Description:
The Real Estate Specialist will manage pre-construction efforts to support 4G/5G macro new build and modification programs, as well as service improvements in the Great Plains Submarket. This role involves overseeing vendor activities related to site acquisition and A&E partners to achieve a "Real Estate Complete" work product. The Specialist will supervise third-party vendors in performing due diligence, negotiating leases or amendments, managing workflow forecasts, and obtaining governmental approvals and permits. The ideal candidate will be a self-starter capable of driving projects and effectively prioritizing multiple competing tasks. Collaboration with internal teams to achieve successful outcomes is essential. The role also includes PO management and assisting with special projects as they arise.
Responsibilities:
Vendor Oversight: Supervise third-party vendors in site acquisition and A&E efforts.
Due Diligence: Ensure thorough due diligence is performed for all projects.
Lease Negotiations: Negotiate leases or amendments with property owners.
Workflow Management: Manage workflow forecasts and timelines.
Government Approvals: Obtain necessary governmental approvals and permits.
Project Prioritization: Effectively prioritize multiple competing projects.
Collaboration: Work collaboratively with internal teams to achieve project goals.
PO Management: Manage purchase orders and related documentation.
Special Projects: Assist with special projects as needed.
Required Skills:
Telecom/Wireless Experience: Strong background in telecom/wireless project management.
Vendor Management: Prior experience managing site acquisition agents and other vendors.
Tower Company Projects: Familiarity with projects involving large tower companies such as ATC, SBA, or Crown Castle.
Forecasting: Ability to accurately forecast deliverables and maintain database information fields.
Pressure Management: Ability to work under pressure to meet aggressive timelines and goals.
Communication: Excellent communication skills with a positive, team-focused energy and drive.
Problem Solving: Creative problem solver capable of assembling and evaluating information to determine paths to success.
Database Tracking: Experience with database tracking systems/tools (FUZE).
Qualifications:
Education: Relevant degree or equivalent experience in telecommunications, project management, or related field.
Certifications: PMP or similar project management certification preferred.
Experience: Minimum of 5 years in telecom/wireless project management.
