Job Description:

Position requires proficiency in multiple trades: plumbing, electrical, painting, carpentry. Performs a variety of duties involving routine maintenance and repair to facilities under minimal supervision in areas such as plumbing, HVAC, food services equipment, painting, carpentry, and is a lead to others performing similar duties. Performs work requiring independent judgement, planning, coordinating and prioritizing of efforts.

This position efficiently and quickly repairs appliances and structures in an ongoing effort to minimize distraction or disruption to tenants of campus communities, to include residence halls, apartments and rental properties. If they determine the appliance cannot be repaired, they coordinate replacement of units. Should there be an emergency room change required (fire, flood, other) - this position is the lead team member to coordinate relocation of items for residents. Position also serves as a lead for residence hall bed set up and room configuration. Plans, organizes, assigns, and reviews the maintenance work of unskilled and semi-skilled workers assigned to his/her team.


Duties: 



  • Plans, organizes, assigns, and reviews the maintenance work of unskilled and semi-skilled workers assigned to his/her team.

  • Ensures that adequate supplies, materials, and equipment are available for projects and workload.

  • Performs maintenance duties such as basic plumbing, electrical, heating, air conditioning, swimming pool maintenance and repair, paint, carpentry, and landscape activities.

  • Identifies emergency repairs beyond their skill level and that of their team members in order to summon on-call assistance using defined procedures.

  • Has regular contact with University representatives, customers, and outside vendors and agencies to gather and disseminate a wide variety of information.

  • Performs minor equipment repair to welders, drills, saws and other tools.

  • Completes required forms and logs.

  • Performs tasks using small hand tools and power equipment.

  • Mav recommend building or equipment repair or equipment or tool replacement to management.

  • Performs various duties as needed to successfully fulfill the function of the position. Will complete other duties as assigned.

Required Education: High School diploma or GED, AND:



  • 36 months basic maintenance activities such as electrical, plumbing, HVAC, pool maintenance paint, carpentry and landscape.


 Skills:



  • Ability to deal with complex problems and determine the most appropriate solution

  • Ability to interpret technical documentation and resolve problems with established methods

  • Ability to act with discretion regarding sensitive information
    Ability to function as a leader, educating team members and others on the usage of systems and services

  • Demonstrated ability to communicate at all levels of the organization regarding technical solutions choosing the delivery most appropriate to the intended

  • Ability to set objectives, manage timelines and see tasks to completion

  • Ability to work autonomously

  • Passion for the creation of positive experiences for students and staff

  • Skilled in Microsoft Office: MS Word, Outlook, and Excel

  • Ability to update written and computerized records

  • Uses tools or equipment with expertise

  • Ability to accurately read and understand written materials and instructions

  • Strong customer service and problem-solving skills required to apply the software 


Certifications:



  • Valid Oklahoma Driver's License in order to drive University vehicles or ability to obtain within 30 days from hire date



Advertised Physical Requirements:       



  • May perform shift work

  • Must be able to lift 60 lbs. or more - frequently

  • Must be able to climb ladders (6, 8, 10, 20 ft.)

  • Must be able to crouch, bend, crawl, reach, pull, push, drag, and grip

  • May have constant exposure to loud noises

  • May be exposed to extreme temperature changes and an outdoor environment

  • Will be required to drive

  • May be exposed to physical and/or mental stress or discomfort

  • May be exposed to confined spaces

  • Will be required to complete and pass physical exam prior to employment


Department Preferences:



  • Previous experience serving in a professional leadership capacity 


Supervision:



  • Will lead a small team of maintenance staff
