This position will focus on Off-Site project and property management; managing projects at remote locations, focusing on planning, execution, and delivery of projects, while overseeing team members and stakeholders, and ensuring projects stay on schedule and within budget. Collaborate with off-site administrators to define scope and establish estimates for work. Manage minor projects that do not require design assistance to major projects that do require formal bidding and design assistance.
This position also requires significant coordination and communication among the local occupants of the spaces as well as with the administrator for that location. A large part of this position requires the management of stakeholder expectations and communication, identification of and mitigation of potential risks and issues and ensuring stakeholder buy-in for proposed solutions.
This position has significant requirements for tracking and reporting on work completed for each location, time management and organization skills, budget management and experience working with remote sites.
Position Specific Responsibilities:
Off-Site Property Management: Responsible for coordinating maintenance as required of UIHC as Tenant of off-site facilities to include but not limited to preventative maintenance, fire protection, pest control services, janitorial services, lawn care and snow removal.
Coordinate repair/maintenance services to meet compliance standards set in place, give direction to off-sites if requested method is not the correct course of action.
Responsible for monitoring repair or maintenance requests placed through the University's 159 system and then coordinating repairs with contractors outside of the University.
Determine when requests require obtaining multiple quotes or if the request should be submitted as a Project Request.
Determine if the work can be completed without bidding (based on State of Iowa Code requirements).
Communicate and update, requestors and interested parties on status of work, budget and any potential issues.
Budget Management: Manage purchase orders and contracts on numerous single and multi-phased projects and negotiate change orders independently, track repair and maintenance work and assure costs are appropriate for work completed.
Responsible for project decision-making process and assure team members are aware of any changes. Lead thorough and effective project coordination among internal and external participants.

Required Education: Bachelor's Degree or an equivalent combination of education and a minimum of three (3) years of experience
Required Experience:
2-3 years of related project management experience
1-3 years of Project Budgeting experience
Excellent Communication skills including communicating effectively with all levels of a public institution including knowledge and skill in the techniques of relationship and team building.
1-3 Years of planning and organizing of construction projects which includes identifying daily goals, developing contingency plans, tracking and documenting of project process and the ability manage multiple competing priorities.
Desired Qualifications:
1-3 Years of experience managing off-site properties and conducting property management functions in a highly complex fast paced environment
1-3 years of experience in a Healthcare Field which includes knowledge of healthcare construction practices, the impact of government and regulatory issues on healthcare construction, and an understanding of life safety and interim infection control practices.
1-3 Years of experience using MS Office products in the completion of construction projects.
