Job Description:

Kaukahi is looking for a Real Estate Specialist is responsible for managing and overseeing real estate activities related to Army installations and property. This includes acquisition, disposal, leasing, and management of real property assets. The role ensures compliance with federal regulations and Army policies and facilitates the efficient use of military land and facilities to support Army operations.



Key Responsibilities:



  • Real Estate Acquisition and Disposal:
    • Assist with the acquisition of land or properties needed for military operations, training, and infrastructure development.
    • Coordinate the disposal of surplus real estate in compliance with Army policies and federal guidelines.
    • Conduct property appraisals, negotiate purchases, leases, and sales.

  • Leasing and Property Management:
    • Manage leases for Army-controlled properties, including office spaces, training areas, and housing.
    • Prepare documents, conduct record research, and manage data to support leasing activities.
    • Review lease terms and conditions to ensure they align with Army needs and legal requirements.
    • Oversee property maintenance, ensuring properties are in good condition and suitable for Army operations.

  • Real Estate Planning and Analysis:
    • Conduct real estate needs assessments and strategic planning to support future Army requirements.
    • Prepare reports and analysis on real property use, availability, and opportunities for optimization.
    • Collaborate with other Army departments to assess land usage, environmental concerns, and infrastructure needs.

  • Compliance and Regulatory Oversight:
    • Ensure all real estate activities comply with Army regulations, federal laws, and environmental policies.
    • Conduct independent compliance inspections and inventory activities
    • Prepare real estate documents to provide for third party uses including leases, licenses, and easements.
    • Stay updated on local, state, and federal regulations affecting real estate operations.
    • Support environmental assessments and remediation efforts as required by law.

  • Contract Management and Negotiation:
    • Review and negotiate contracts for land acquisition, leasing, and disposal.
    • Coordinate with legal, engineering, and financial teams to finalize contracts and ensure compliance.
    • Conduct complex real estate transactions, such as acquisitions in fee simple, easement, by lease, including long-term leases, or leases that deviate from standard
    • Resolve contract disputes and address issues related to property management.


  • Collaboration and Communication:
    • Serve as a liaison between the Army and local government entities, real estate professionals, and contractors.
    • Communicate effectively with Army leadership to ensure real estate needs align with mission objectives.
    • Provide guidance and support to Army personnel regarding real estate policies, procedures, and regulations.
Compensation Minimum: $75,000.00

Compensation Maximum: $80,000

Job Requirements:



Qualifications:


  • Bachelor's degree in Real Estate, Business Administration, Finance, or a related field (preferred).
  • 3+ years of experience in real estate management, land acquisition, property leasing, or a related field (military experience is preferred).
  • Knowledge of real estate laws, regulations, and government processes.
  • Strong negotiation, analytical, and communication skills.
  • Ability to manage multiple projects and tasks effectively.
  • Familiarity with military operations, Army infrastructure, and federal real estate processes is highly beneficial.
  • Proficiency in Microsoft Office Suite and real estate management software.

Location: Yuma Proving Ground, AZ



Preferred Qualifications:



  • Certified Federal Contracts Manager (CFCM) or other relevant certifications.
  • Experience with the Army's Real Property Management System (RPMS) or similar military property management software.
  • Knowledge of environmental regulations and sustainability practices in real estate.
Work may involve sitting or standing for extended periods of time.
Position may require typing and reading from a computer screen.
Must have sufficient mobility, including but not limited to bending, reaching, and kneeling to complete daily duties in a timely and efficient manner.
May include lifting weight up to {50} pounds as necessary.
Optional: Physically able to walk or stand for more than 6 hours per day
