Performs corrective and preventative maintenance on assigned buildings and systems as a member of a multi-skilled maintenance area member. Serves as the primary maintenance representative for University Facilities in assigned buildings. Works with occupants to investigate and identify problems. Performs other duties as assigned.
JOB DUTIES:
30% - Essential - Preventative Maintenance: Performs general building and systems preventive maintenance as directed and scheduled. Inspections and general repair of mechanical rooms, air compressors, vacuum, DI water, pumps and other systems in accordance with University Facilities PM Program.
30% - Essential - HVAC: Performs inspections, filters and belts changes as scheduled or needed fan coils, air handlers, VAV and reheat units. Unstops drain-lines and cleans unit strainers.
20% - Essential - Plumbing: Unstops toilets, urinals and sinks. Tests and replaces failed valves and parts. Clears drains and lines with manual or powered auger as needed.
10% - Essential - Electrical: Changes bulbs, ballasts, switches, receptacles and covers. Traces circuits to isolate problems. Measures current (Amps) and voltages to verify proper circuit function. Checks and sets building clocks and automated lighting systems.
10% - Essential - Safety: Compiles with all OSHA and University safety standards. Performs LOTO (Lock Out and Tag Out) in accordance with University Facilities policy. Adheres to EPA and DHEC rules. Promotes positive and productive relationships within and between shops.
MINIMUM REQUIREMENTS:
Education - Maintenance experience related to the area of employment. Work Experience: 1+ years

Education - High School Diploma or Equivalent - Plumbing, Electrical, HVAC or General/Industrial Maintenance Experience. Work Experience: 3+ years
