Position PurposeThe Construction Manager acts as the liaison between internal sales personnel, customers, subcontractors, and suppliers as LONG works to bid and work projects. This position is critical to the accurate and competitive pricing of various jobs LONG engages in. Pay range: $60,000- $90,000 plus potential profit share. Oversee and direct construction projects from conception to completion.
Prepare takeoffs, cost estimates and proposals for architectural building products and systems
Oversee construction sites, general contractors, and workers to ensure a high level of quality and safety.
Ensure that the project is constructed and documented in accordance with the contract documents and good engineering practices.
Review the project in-depth to schedule deliverables, installation, and estimated costs.
Create and review Requests for Information and Requests for Proposal and Change Orders
Develop and maintains project cost/change controls, and project budget and accounting records.
Perform change order estimating and assists the sales engineer in change order negotiations.
Manage procurement process, including bid evaluations, contract negotiations and vendor selection.
Assist in managing and reviewing the progress of contractors’ construction schedules.
Ability to foresee and anticipate project delays, conflicts, and update project team with concerns.
Conduct site inspections to assess project progress, and potential risks and ensure proper compliance with safety and installation requirements
Coordinate and monitor schedule updates, invoices, and submittals.
Review reports on the status and progress of the contracts, including project costs and potential changes.
Coordinate and schedule workers and subcontract labor to ensure construction schedule compliance.
Enter projects in the job control system and maintains project line items costs and invoicing with direction from sales engineers.
Perform detailed project cost management.
Prepare schedule of values and is responsible for project invoicing in accordance with Schedule of values.
Require customer communications and coordination in all aspects of a project.
Manufacturer and vendor coordination with respect to product availability, options, and pricing
Abides by all LONG and OSHA safety regulations at all times

Qualifications
Bachelor of Science degree in Construction Management and/or other related discipline
5+ years of project experience working in the construction industry required or equivalent combination of education and/or experience.
Advanced knowledge of building products, construction details and relevant rules, regulations and quality standards.
Good understanding of all facets of the construction process.
Competent in conflict and crisis management
Availability for after-hour consultation and problem-solving on assigned jobs as necessary.
Excellent time and project management skills
Highly detail-oriented
Ability to make decisions and solve problems.
Excellent written and verbal communication skills.
Computer literate with Microsoft applications.
OSHA Certifications
