Martin/Martin, Inc. is looking for a Facility Manager to join our team at our Lakewood, Colorado office! This position coordinates or performs maintenance, repairs, and upgrades to company headquarters building and grounds. Responsible for monitoring and adjusting building mechanical systems for proper operation; performing periodic maintenance and minor repair; coordinates or performs year-round grounds maintenance and coordinating efforts of seasonal employees and contractors. Duties also include supervision of set-up and adjustment of office cubicle systems and managing office equipment such as shelving, filing cabinets, and stand-up desks and management of company vehicle repair and maintenance.

EXAMPLES OF RESPONSIBILITIES
Monitor, maintain, inspect, troubleshoot, and coordinate service for:
Building keyless entry system including computer/software and battery backup systems for both the control computer and magnetic locks
Building intrusion alarm system and fire alarm system
Building camera monitoring system
HVAC control systems
Boiler and its safety devices, and circulation pumps
Chillers and cooling tower and circulation pumps
Air handlers
Plumbing and hot water systems
General management of building services:
Establishes contracts for all contracted services, such as janitorial, carpet cleaning, snow removal, landscaping, fire alarm, etc.
Keep the outside grounds maintained year-round
Lighting (interior and exterior): monitor correct operation, minor operation modifications (programming) of interior LED systems, maintenance, and bulb replacement. Call for service for fixtures that require special equipment to reach
Monitor Building Maintenance mailbox and respond to requests
Other duties as assigned
WORKING CONDITIONS/SKILLS/ABILITIES
This position is both mental and physical in nature with a high percentage of physical work, working inside and outside the building completing a wide range of activities. The following abilities are required:

Requirements:
REQUIRED QUALIFICATIONS
High school diploma and 3-5 years related work experience
Knowledge of safe work practices around office building mechanical systems
Strong mechanical, industrial, pump, and hydraulic knowledge
Strong computer skills. Knowledge of key card and EMS system software
Significant experience and understanding of plumbing and hot water systems
Significant experience and understanding of HVAC/boiler/chiller systems
Experience and understanding of lighting and electrical systems
Is proactive, has good organizational skills, and is reliable
Self-motivated team player
Good written and verbal communication skills
Work independently
DESIRED QUALIFICATIONS
Certificate(s) from trade schools for training in refrigeration and operation of building heating and cooling systems and controls
