The Loan Processor will process mortgage loans by entering data from loan applications into bank-owned processing software and/or lender's software including Fannie Mae's Desktop Underwriter (DU), Freddie Mac's Loan Prospector (LP) or USDA's Guaranteed Underwriting System (GUS), as needed. Prepares and sends necessary disclosures for borrowers' signatures as needed; prepares and sends verifications of employment, assets, mortgage, etc., if applicable; orders credit reports, title work, survey, flood certificate, etc.
Monitors all files in process and advises mortgage loan originator, borrowers, sellers, and real estate agents of progress of loan and what information or documentation remains outstanding.
Reviews and analyzes documents for accuracy and compliance with investor guidelines and/or bank policies as they are collected. Identifies potential problems and discuss with mortgage loan originator and/or supervisor.
Conducts preliminary review of loan file by verifying information including underwriting ratios, income, credit report and scores, appraisal and sales contract; package loan for underwriting and approval.
Reviews all conditions on approved loans and gathers and submits all required items until "clear to close".
Works with the closer and attorney/title agent to ensure all closing documents are issued timely and accurately, including the verification of all third party fees to ensure the borrower is charged properly on the final disclosure.
Perform file completion by building loan file, opening mail, filing documentation, and auditing documents prior to transfer.
Assist with pipeline management and the proper disposition of loan files including the issuing of loan denials and/or HMDA scrubbing and upload as needed.
Any other tasks as assigned
Disburses mortgage loans as needed by issuing checks to members, realtors, and mortgage companies or other outside sources within rate lock expiration date and right of rescission confirmation dates; establishes escrow accounts and prepares and sends required documentation to secondary market investor as required.
Other Essential Functions:
Assists compliance officer and portfolio consumer loan processor as needed. This may include cross-training and assisting with portfolio consumer loan disclosures and procedures.
Answers phones, greets customers, utilizes sales, referral, and member service skills to provide efficient and effective service to members and internal customers in a manner that exceeds their expectations.
Assists originators in taking loan applications.
Knowledge, Skills, and Abilities:
High school diploma.
Minimum of three years' experience in residential mortgage processing, closing or post-closing functions.
Quality customer service skills.
Basic math and computer skills.
Basic knowledge of Fannie Mae, Freddie Mac and/or USDA underwriting guidelines.
