Job Summary:
The Manager of Building Operations is responsible for the daily operation, maintenance, preventative maintenance and repairs including plumbing, HVAC, electrical and all other building systems.
Provide formal supervision to building engineering and project management staff, which includes hiring, training, and personnel development. Oversees maintenance activities and special projects.
Oversee all building systems including fire/life safety, plumbing, HVAC, electrical issues. Must remain current with latest building management system technology trends. Assist in operations and maintenance issues, troubleshooting and problem solving.
Manage security, janitorial and parking vendors in meeting contractual requirements.
Coordinates maintenance efforts with outside contractors, tenant personnel and technicians.
Responds to emergency situations (fire, evacuations, equipment failure, etc) and building occupant concerns. Oversees and schedules annual training/property evacuations.
Other duties as assigned.
Skills and Background You’ll Need
Minimum of high school diploma or equivalent, BA or technical degree/trade school preferred.
Minimum 8-10 years as a Building Engineer or equivalent industry.
Must be able to work after hours/weekends as required.
Preferred experience: Related work with advanced carpentry, commercial HVAC, plumbing, and electrical systems knowledge.
Preferred professional licensure or certification: OSHA 10 or 30, Abatement & CPR/First Aid Certification, EPA/Refrigerant Certification, BOC I & II – Building Operators Certification, LME – License or 3,000 hours towards LBME (Limited Building Maintenance Electrician).
Strong understanding of concepts including building automation systems, electrical systems, controls, condensing boilers, rooftop HVAC, variable air volume systems, chemical treatment, emergency generator equipment, plumbing, transfer switches, and life safety systems.
Proficiency and up to date knowledge of Workday, common PC CMMS software, and Building Management Software (BMS).
Leadership experience (including program management, project management, supervisory, and/or managerial experience).

Please note - the salary range for this role is listed below. In addition to salary, our package includes incentive plan participation and comprehensive benefits including medical, dental, vision and retirement benefits, as well as an initial PTO accrual of 164 hours per year. Employees also receive 11 paid holidays and 2 wellness days per year.
Eligibility to participate in an incentive program is subject to the rules governing the program and plan. Any award depends on various factors, including individual and organizational performance.
Salary Range:
$75,250.00 - $120,500.00Positions will be posted for at least 5 days from original posting date.
