2025 Summer Intern - Portfolio Management, Acquisitions, Development, Asset Management, and Research



Fairfield is a private equity investment manager in the multifamily real estate sector with over $10 Billion of assets under management, investing primarily on behalf of pension funds and other institutional investors, both foreign and domestic.


We are seeking candidates for a 10-week internship from June to August 2025 working on-site at our San Diego, CA corporate office. The ideal candidate will have completed at least 2 years of colleges coursework, possess strong quantitative skills, excellent communication abilities, and proficiency in Microsoft Office, while demonstrating outstanding organizational skills and the ability to meet project deadlines.


During the program, the intern will assist the Portfolio Management group in the forecasting, valuation, portfolio analysis and investor reporting of our funds and joint ventures. This person will work alongside our analysts, portfolio managers, asset managers, developers, executives and property management team to help develop investment business plans by providing the necessary information to make key investment decisions. At the end of the internship program, the intern will present a capstone investment opportunity to Fairfield's Investment Committee.



Duties may include:



  • Monitoring of a portfolio of assets including variances from plan and forecasting


  • Report on and present portfolio and asset performance relative to budget, proforma and/or industry benchmarks.


  • Working with the acquisitions team to create cash flow projections for properties identified as potential investments.


  • Performing various other types of analysis such as complex financial modeling, valuations, projections, market research and performance ranking.


  • Working with the development team to assist with preparing, modifying, and updating the development proformas using our in-house proprietary models.


  • Working with the asset management team to complete weekly review of property metrics and status including vacancy, rental rates, traffic, delinquencies.


  • Conduct review of property financials vs. budget and work with Property Management to address variances.


  • Shop competitor properties with a member of the Asset Management Team


  • Assist in preparation of Asset Management kick off meeting materials/attend kick off meeting


  • Receive Asset Management Dashboard training


  • Support various departments as necessary with preparation of reports, analysis and special projects including making presentations.


  • Identify regional, national and market trends


  • Maintain ownership and responsibility for the accuracy and timeliness of all workflows


  • Comply with all Fairfield standards, applicable health and safety rules and regulations, as well as applicable local, state and federal laws.


  • Any other duties or responsibilities that may be assigned





Requirements:



  • Strong quantitative skills


  • Excellent communication ability (both oral and written)


  • Ability to work on multiple tasks in a fast-paced environment


  • Proficient in Microsoft Office (Excel, PowerPoint, Word)


  • Desire to learn and grow professionally in the commercial real estate industry


  • Outstanding organizational skills and ability to work under pressure to meet multiple deadlines


  • Strong written, verbal, and interpersonal communication skills


  • Degree major and coursework focused on Finance and Real Estate strongly preferred


  • Minimum of 2 completed years of college coursework


  • Candidates must be available for a 10-week internship from June - August 2025


  • Candidates must be able to work full-time Monday - Friday and report on-site at our San Diego, CA corporate office during the 10-week internship.

Estimated Rate of Pay:


$20.00 - $25.00


This position is non-exempt; the range above reflects hourly rates.


The pay range displayed for this position is determined by skills and experience required, location and job complexity*. Potential job offers may vary based on the skills, education, and experience an individual candidate holds. This range reflects base rate only, and does not include allowances, perks, commissions or bonuses applicable to this position (if any). In addition to base salary, Fairfield offers all full time associates the following, upon meeting eligibility requirements:

* Pay range is a calculation based on a midpoint price. Fairfield complies with all wage and hour laws, including minimum wage and salary exempt requirements.
