We are seeking to add to our incredible team of Community Association Managers. The ideal candidate for this position is a someone with a positive attitude who can thrive in our rapidly changing, fun-oriented work atmosphere, which emphasizes the unlimited potential of each person. Great customer service and conflict resolution skills are a must as well as the ability to multitask and delegate when necessary. Must be adept at learning new computer software and be proficient in Microsoft Office products, especially Outlook, Excel, and Word. Experience in HOA Management or service history with an HOA Board is strongly preferred.
Regular office hours are Monday - Friday from 8:30 am - 5:00 pm with occasional On Call shifts and after hours meetings. Must have reliable transportation, a valid driver's license, and be available for evening meetings. The primary duties of a Community Association Manager include but are not limited to:
ADMINISTRATIVE SERVICES
Strong advisory support in areas unique to Association Management.
Delegation of tasks to the Assistant Property Manager.
Attendance and administration of meetings of the Board of Directors and the Annual Meeting of the Association.
Preparation and presentation of the Manager's Report and supporting documents for Board meetings.
Professional and timely communication with association homeowners and board members.
Oversee preparation and distribution of project notices, annual mailings, and other homeowner communications.
Maintain records for the Association.
FINANCIAL SERVICES
Strong advisory support relative to the financial concerns of the Association.
Annual preparation of a preliminary operating budget for the Association.
Administration of collection policies of the Association.
Assist the Board of Directors in the preparation of a long-range Reserve Replacement Plan.
Review and approve association invoices.
MAINTENANCE SERVICES
Perform regular on-site inspections per association contract.
Respond to maintenance repair and emergency situations.
Prepare specifications for maintenance services i.e. snow removal, grounds maintenance, painting, etc.
Monitor the performance of contract services and communicate as necessary to ensure satisfactory performance.
Establish and monitor preventative maintenance schedules.
Serve as manager on call for the 24-hour emergency service on a rotating schedule (rotation is approximately every 10 - 12 weeks for 1 week).
