JOB DUTIES:
This position is a skilled building specialist. Most work is under general supervision. The ideal candidate will have knowledge in the areas of painting, plumbing, electrical, carpentry, building repair or maintenance on HVAC equipment, minor office renovation, and working on or around heating, cooling, and ventilation equipment, sometimes in cramped conditions. The position will receive verbal and written instructions on the work that needs to be accomplished. Work is expected to be completed in a workman-like and safe manner.
Under limited supervision, perform skilled construction, installation, alteration, and maintenance.
Repair work in one or more building trades and/or equipment maintenance activities.
Office renovations.
Drywall and painting.
Record time spent, materials needed to install, replace, repair, or modify buildings, grounds and equipment purchases, and other necessary information to accurately determine the cost of work performed.
Order supplies, materials, and equipment to maintain adequate stock levels of commonly used items.
Obtain unusual or special purpose items for specific jobs to be performed.
Will be trained in operating and maintaining building temperature control systems including: pneumatic, electronic, and computerized controls.
Clean, maintain, and repair all tools and equipment used in the performance of assigned tasks.
Participate in a rotating on-call schedule with a 45-minute response time.
Perform snow removal.
Perform other duties as required.
Requirements / Qualifications:
Minimum Qualifications: Associates degree or equivalent vocational education in construction, industrial engineering, HVAC, welding, or other building trade. Experience in building maintenance, a mechanical trade, or performing safety inspections, investigations or training may be substituted for education on a year-for-year basis as determined appropriate by the agency.
Preferred Qualifications: Experience in painting, drywall, installation, repair, and maintenance of commercial buildings mechanical equipment and/or HVAC systems, and knowledge of Direct Digital Control systems.
Other:
Must be capable of obtaining government purchasing approval.
Valid driver's license or the ability to provide independent authorized transportation.
Regular and reliable attendance is required.
KNOWLEDGE / SKILLS / ABILITIES:
Knowledge of :
Drywall installation and painting.
Advanced methods, tools, and practices of various building and mechanical trades.
Methods, practices, tools, and equipment used in building and mechanical maintenance and repair work.
Occupational hazards and safety precautions of the building and mechanical trades.
Preventative maintenance procedures used in building maintenance operations.
Skills in :
The use of a variety of basic hand tools, power tools, and maintenance equipment.
Ability to :
Perform skilled maintenance work in a variety of building and mechanical trades.
Troubleshoot and identify problems, and determine the materials and equipment necessary to install, repair, and adjust building structures, equipment, and fixtures.
