Position Summary

The Director of Facility Care is the leader of the Facility Care Management team and is responsible for the overall direction and administration of this Colonial Parking department. The Director must demonstrate effective personnel leadership skills, utilize a highly organized approach to the daily mobilization of the FC workforce, pre-scheduling of activities for each month, and ensure timely completion of reoccurring client site services and one-off services as requested. This role is expected to regularly interact and communicate effectively with Operations personnel concerning the coordination of site services that occur both during regular business hours and after hours. This individual is responsible for producing the administrative reporting required to inform corporate as to the productivity of this department, where revenue capture and tracking and the control of expenses are evidenced.

Essential Duties and Responsibilities


  • Direct, manage and oversee the day-to-day operation of Facility Care services, which operates 24/7/365.

  • Ensure that all service functions (janitorial cleaning, power sweeping, trash removal, light bulb maintenance, snow removal activity, and pressure wash services) are performed per each client agreement to meet client expectations and achieve budgeted financial goals.

  • Memorialize each service completed using proper documentation.

  • Perform duties in accordance with company policy and ensure the department is properly staffed for the type of services provided and the volume of services contracted.

  • Prepare proposals for facility care services to current and prospective customers.

  • Direct and manage situations when problems arise and show the flexibility to adapt to various situations.

  • Able to prioritize such that service deadlines are met. Must have strong attention to detail, strong organizational skills, and the ability to multitask.

  • Willingness to work varied hours/days as the services provided dictate.

  • Ensure all tasks are completed within the given deadlines. Tasks include planning annual budgets, effective follow-up that all services are executed per the budget and accurately preparing invoices for rendered services.

  • Develop and implement plans to control expenses, increase revenue with efficient operations, labor, and material usage, and meet overall performance goals.

  • Ensure operational processes, procedures, and policies are documented and followed regularly.

  • Prepare and manage monthly reports comparing budget with actual performance for all Facility Care services.

  • Establish performance and quality standards and develop goals for team members.

  • Continually improve professional relationships with all internal or external clients.

  • Encourage and foster teamwork within the organization and the department.

  • Maintain awareness of the trend and quality of services compared to other providers to expand or improve our scope of services.

  • Provide direct supervision and leadership to the management team within Facility Care.

  • Perform annual/periodic performance evaluations, assist employees in developing activity goals, and compare results against established metrics for the team.

  • Responsible for reviewing, understanding, and acknowledging in writing when requested, the company provided policies and procedures that directly support completing the required work duties.

Non-Essential Duties and Responsibilities

  • Other special projects as directed by Ownership, the CEO and/or COO.

Minimum Job Qualifications


  • Bachelor's Degree in general business or related field.

  • Minimum of six years of leadership experience in operational or facility management with responsibility for budgeting, planning, and metrics reporting in a service environment.

  • Experience in scheduling and billing for services performed at external customer sites.

  • Experience in Microsoft Office Products, including Word, Excel, PowerPoint, and Outlook.

  • Excellent written communication skills are required.

  • Possess a valid Driver's License.

Qualifications Desired


  • Background in managing within a maintenance services industry desired (supervisory role), but not required.

  • Ability to source new business opportunities for company consideration is desired.

Performance Standards

This position will receive an annual performance review from their direct supervisor to discuss actual performance as compared to company-stated expectations and agreed-upon job-related performance goals for the upcoming year.

Work Environment: While performing the duties associated with this position, the employee may be subjected to weather conditions prevalent at the time. The noise level in this work environment can range from minimal to moderate.

Has contact primarily with the Operations VP's, General Managers, Sr. Operations Managers and other members of senior management, and the hourly work force.

External Contacts

External contact is with the company's clients, corporate contract, customers, vendors, and various contractors.
