Phillips Edison’s operating platform provides retail services including acquisition, redevelopment, leasing and management of grocery-anchored retail centers.
What you'll do:
Lease Administration –
Review pending issues drafted by third party service provider (Accenture) related to understanding of executed leases and agreements, provide precise and concise notes to assist in importing process from MRI LeaseFlow to Commercial Management
Clarify and correct issues arising after data importing process by reviewing executed documents and set up in the system
Review executed leases and various amendments to comply with internal controls requirement; take special responsibility in reviewing non-PECO-standard leases drafted on national or regional tenants’ lease templates, making sure that all critical information in MRI is accurate to comply with internal controls
Comprehensive review of, and address issues related to all leases acquired from third parties for completeness to comply with internal controls
Work closely with accounting and legal teams to resolve any difficult discrepancies, disputes, or issues arising due to interpretation of lease language
Set up, maintain new entities, buildings, projects, etc to comply with PECO’s corporate structure
Communicate effectively and provide excellent customer service to finance, financial reporting, legal, property management, asset management, construction, and recoveries, etc
Address helpdesk tickets for items related to lease setup and maintenance, help fix historical setup errors
Reporting –
Periodic compilation and reporting of tenant-related information for purposes of reporting to internal management as well as period filings with the SEC including, but not limited to the following:
Roll forward Portfolio of Properties report monthly based on >5,000 lines of tenant detail report; reconcile changes of occupancy in both square feet and annual rent; extract detail information by tenant and unit, compiling/summarizing absorption/fallout information into archived occupancy running table for accounting and finance teams
Compile various lease statistical data each quarter for the Financial Reporting Department; prepare and maintain “Tenant Table” workbook to accommodate ongoing needs requested by the Reporting and Investor Relations departments
Analyze and provide tenant retention rates for internal and external reporting teams
Other ad-hoc data as required by various internal and external parties
Lease Accounting Technical –
Maintain lease classification testing procedures related to implementation of ASC 842.
Perform ongoing reviewing of selected leases for proper classification and record the review results in the system
Review assessment work related to classification work performed by other team members
Special projects –
Perform ad hoc projects as needed by management team
Provide quick research and analysis to assist leaders in decision making
Work closely with IT department in report development or enhancement, testing and providing essential and constructive research feedback/suggestions in order to deploy upgraded reports in a timely manner
What we're looking for:
Minimum of a bachelor’s degree (accounting preferred)
Minimum of 2 years experience
Familiarity with retail lease language strongly preferred
Understanding of interaction between the tenant subledger and the general ledger
Lease maintenance experience preferred
Strong organizational skills and attention to detail. Proven track record of accuracy in daily work and other projects
Ability to multi-task in a high-volume, deadline-oriented environment with frequent interruptions
Ability to meet communicated schedules and deadlines
Excellent customer service and communication skills
Advanced Excel skills preferred.
MRI experience preferred.
Adherence to policies, procedures and instructions of Management
