Nature of Work This is highly skilled work involving HVAC building maintenance. An employee in this class receives guidance from the Superintendent and Lead Maintenance Mechanic. An employee may be required to direct assignments to and oversee the work activities of one or more Maintenance Workers or lower-level Maintenance Mechanics. Examples of Duties

Performs building maintenance tasks in the H.V.A.C. area of a complex nature.
Performs electrical and plumbing tasks at a level that does not require a permit.
Anticipates possible trouble areas in the building and on equipment, and prepares a preventive maintenance schedule.
Assists in planning and scheduling work.
Prepares reports relating to labor, time, and materials.
Works in other trade when there is a priority for same or if there is sufficient lack of work in the primary trade.
Drives County vehicle in carrying out assignments, as required.
Minimum Qualification Requirements
KNOWLEDGE, SKILLS, AND ABILITIES:
Considerable knowledge in the building maintenance trade of HVAC
Ability to use hand tools proficiently
Ability to read and understand engineering drawings, wiring diagrams, and plumbing riser diagrams
Ability to communicate effectively and write simple reports
Ability to reach, bend, kneel, stoop, climb, and stand for prolonged periods of time
Ability to lift and move heavy objects
Ability to drive County vehicles while carrying out some assignments.
EDUCATION: Graduation from high school, vocational-technical school, or possession of a GED certificate.
EXPERIENCE: Must have achieved sufficient experience to earn journeyman status or above in the HVAC trade
LICENSES:
A valid Class "C" non-commercial driver's license with no more than three (3) points.
A valid heating/ventilation and air conditioning Journeyman's License issued by the State of Maryland. Journeyman HVAC candidates must also have a C.F.C. (Chloral Flora Carbon) Certification issued by the State of Maryland. (A copy of the license and certificate must be submitted with the application).

Employees hired on or after 7/1/2010 will have an automatic Retirement Health Savings account made available as the primary retiree healthcare benefit. This 105(h) Universal Reimbursement Account will only be able to be accessed upon separation of service and/or retirement whichever applicable.
