Reporting to the Associate Vice President for Facilities Management, the Project Manager overseesconstruction and renovation projects from planning through completion, ensuring that they meet all contracted specifications and comply with applicable codes and regulations.
Job Summary:
New Construction
Participates in bid openings, evaluation of bid packages, contract negotiations and regularly scheduled site meetings.
Directs on-site construction work for assigned projects as project engineer, consulting with architects and construction crews to ensure full compliance with designs, plans, specifications, codes and other job-specific requirements.
Prepares reports, meets with architects and contractors from initial planning through project completion.
Works with contractors to develop punch lists and conducts inspections to ensure punch list items are completed to satisfaction.
Ensures work is completed to satisfaction prior to approving payment of invoices.
Renovations and Repairs
Prepares specifications for bids for minor renovation, retrofit and repair projects as assigned.
Participates in pre-bid, pre-construction and negotiation conferences and conducts site visits.
Oversees contractor work, ensuring compliance with specifications and codes.
Meets regularly with contractors for progress reports, change orders and problem resolution.
Reviews and approves construction documents.
Develops punch list and conducts inspections to ensure punch list items are completed to satisfaction.
Construction Documents
Coordinates construction document/project paperwork review with the Office of State Engineer, DHEC, State Fire Marshal and other regulatory agencies, as required, to ensure compliance with all governing codes and regulations.
Design
Designs or modifies proposed designs using AutoCad computer software, including building layout, landscape/parking lot design and other minor design projects, as required.
Schedules project activities using Microsoft Project software.
Required Qualifications:
Bachelor's degree in engineering or related field.
Two years of related experience in construction.
Valid driver's license.
Preferred Qualifications:
Certified Building Official license.
Experience with AutoCad and Microsoft Project.
Knowledge, Skills & Abilities Summary:
Working knowledge of AutoCad and Microsoft Project.
Extensive knowledge of applicable engineering theory and best practices.
Extensive knowledge of International Building Codes and building regulations.
Considerable knowledge of South Carolina rules and regulations pertaining to construction contracts, bidding procedures and procurement, including Office of State Engineer procedures.
Effective organizational and interpersonal skills.
Ability to write and interpret technical plans and reports.
Proven ability to multitask and manage multiple concurrent projects.
Ability to communicate effectively with contractors and coworkers.
Ability to read blueprints and construction schematics.
Ability to work in extreme temperatures (hot/cold), lift 50 pounds, and work from ladders or scaffolds above 40 feet.
Travel/Overtime Requirements:
Occasional after-hours and weekend work.
License/Certification:
Certified Building Official license preferred.
