Job Description Summary

Responsible for the proper operation and maintenance of all mechanical systems and equipment. This includes but is not limited to; chillers, cooling towers, fans, boilers, pumps, heat exchangers, ancillary support equipment, water treatment, Perimeter Induction units, fan coil units, VAV units, DDC / pneumatic controls and BMS/EMS.

First Shift: Saturday - Wednesday, 7:00am - 3:00pm

Shift differentials:

  • 2nd shift + $1.50

  • 3rd shift + $1.75

  • Sunday + $1.25

On Call:

  • 6 hours at 1.5 times normal rate


ESSENTIAL FUNCTIONS & RESPONSIBILITIES:



Other duties may be assigned. Management also reserves the right to change or modify this position description from time to time to meet the needs of the site and/or building(s)

  • Perform maintenance and repairs to all mechanical equipment and systems.

  • Conduct building tours, maintain equipment logs, and report deficiencies for corrective action.

  • Respond to all HVAC trouble calls and troubleshoot the systems to meet the critical specifications of all Data Centers and critical environments as well as operational and comfort needs of the building(s) occupants, where applicable.

  • Be proficient in the functionality of the BMS/EMS and understand the sequences required for proper building, equipment and system operations.

  • Work with engineers, contractors and consultants in evaluating the proper operation of the building systems.

  • Maintain a professional, safe and clean environment.

  • Troubleshoot HVAC equipment and controls to determine problems and perform necessary repairs.

  • Adhere to established HVAC work order preventive maintenance schedules and maintain HVAC equipment on an ongoing basis.

  • Perform other related duties as assigned, assisting other tradespeople with routine and/or emergency repairs.

  • Completes work in accordance with C&W Services Business Systems Standard Operating Procedures and work instructions.

    • Create and maintain all operational SOPs for site specific equipment and systems.

    • Mentor / train assigned apprentices.




REQUIREMENTS (Knowledge, Skills, Abilities, and Education and/or Experience):

  • Ten years' experience in the HVAC/maintenance mechanic trade.

  • Experience working with DDC and pneumatic controls

  • Experience working with capital construction projects.

  • Minimum of Ten years field experience in Class A commercial office towers

  • Education or training in HVAC, refrigeration and controls

  • Massachusetts Refrigeration Technician's License with at least 5 years of experience working as a licensed technician (unlicensed opportunities also available)

  • Proficient with Microsoft Office and Excel.

  • Strong writing skills required.






PHYSICAL REQUIREMENTS

  • Ability to lift 25lbs frequently, 50 lbs. occasionally

  • Climb and work off of ladders and aerial lifts safely

  • Observant which requires seeing, hearing, and smelling
