Building Services provides full maintenance and repair services for all UNC facilities and ensures the proper operation of those facilities in support of the UNC mission of teaching, research and public service. Building Services supports more than 400 campus buildings approximately 18 million gross square feet of space. The teams that provide quality maintenance, repair and construction services that support the teaching, research, and public service mission of the University include Campus Maintenance, EMCS, Facilities Operations Support, Housing Support, HVAC Systems, and Life Safety Services. Facilities Operation Support is a specialized unit within the Building Services Division of Facilities Services. This section is comprised of the Contract Administration, Asset Management, Building Inspections, and the Customer Service Center. The organizational unit delivers a high level of maintenance and support to safeguard human life, property, research, and other critical areas of significant financial and time investments for the entire University campus community including: all residence halls, classrooms facilities, research lab facilities, athletics facilities, medical school facilities, and offices facilities. These areas include, but are not limited to: Contract administration of all building Elevators and hoist way PM and repair services; Contract administration for Pest Control services; Customer Service Center operations for inbound phone and web service requests and work order creation; Facility planning including SPOTS support and electronic cataloguing of O&M manuals; Maintaining building equipment inventory records including asset tagging and updating preventative maintenance inspection data and asset life cycle programs; additionally support all facets of Building Services in their efforts to support the campus community.
A SIGN-ON BONUS OF $4,081 IS AVAILABLE FOR THE SUCCESSFUL APPLICANT OF THIS POSITION PAID IN 2 INSTALLMENTS WITHIN 12 MONTHS OF HIRE:
$2,040.50 WITHIN 30 DAYS OF HIRE DATE & $2,040.50 12 MONTHS AFTER HIRE DATE.
Position is responsible for conducting above ceiling inspections of buildings under construction to become familiar with equipment location and system orientation in preparation for formal identification of equipment for inclusion into the Preventive Maintenance (PM) program upon completion of the building; randomly checking mechanical equipment and systems in University buildings; performs record validation of existing equipment, records standardization, and data migration of external reference data to existing records; coordinates asset accounting and reference data change request; functions as the data analyst and communications liaison between Building Services, Facilities Services Design & Construction Services, Facilities Commissioning Services, Facilities Services Project Management, UNC Facilities Planning & Construction, UNC Construction Management, Engineering Information Services, and various outside architectural/engineering firms; report on project statuses; and maintains the Plan Room for Building Services.
High school diploma or equivalency; or demonstrated possession of the competencies necessary to perform the work. Optional Guidelines: Experience in the trade(s) areas related to the area of assignment may be substituted on a year-for-year basis.
Ability to read and comprehend blueprints and construction drawings. Ability to assess mechanical equipment and determine preventative maintenance requirements. Ability to progressively track and record all asset record change requests and communicate stated changes to all appropriate and/or responsible groups; and update required AiM database and supporting programs with changes. Ability to conduct project review meetings and communicate with supervisors, trades personnel, and contractors. Ability to use a computer; working knowledge of PowerPoint, Excel, Word, Project, Access, and/or Office.
Valid North Carolina Driver's License or ability to obtain one prior to start date.
Experience using the AiM Asset Works work management system software. Knowledge of Facilities Building Information Model (BIM), Construction Operations Building Information Exchange (COBie), OmniClass, and/or UniFormat standards. Experience working with complex building systems and equipment.
Ability to move objects in excess of 50 lbs., ability to walk significant distances daily including climbing stairs.

A newly hired permanent full time or permanent part-time (more than 20 hours a week) employee are eligible for a sign-on bonus (this will be prorated for employees working more than 20 hours and less than 40 hours per week).
