Building Services provide full maintenance and repair services for all UNC facilities and ensure the proper operation of those facilities in support of the UNC mission of teaching, research and public service. Building Services supports more than 400 campus buildings with approximately 18 million gross square feet of space. The teams that provide quality maintenance, repair and construction services that support the teaching, research, and public service mission of the University include Campus Maintenance, EMCS, Facilities Operations Support, Housing Support, HVAC Systems, and Life Safety Services. Facilities Operation Support is a specialized unit within the Building Services Division of Facilities Services. This section is comprised of the Contract Administration, Asset Management, Building Inspections, and the Customer Service Center. The organizational unit delivers a high level of maintenance and support to safeguard human life, property, research, and other critical areas of significant financial and time investments for the entire University campus community including: all residence halls, classrooms facilities, research lab facilities, athletics facilities, medical school facilities, and offices facilities. These areas include, but are not limited to: Contract administration of all building Elevators and hoist way PM and repair services; Contract administration for Pest Control services; Customer Service Center operations for inbound phone and web service requests and work order creation; Facility planning including SPOTS support and electronic cataloguing of O&M manuals; Maintaining building equipment inventory records including asset tagging and updating preventative maintenance inspection data and asset life cycle programs; additionally support all facets of Building Services in their efforts to support the campus community.
Functions as the administrative support and asset resource analyst for the AiM asset inventory database. Duties include making changes to asset reference data, preventive maintenance (PM) schedules, and providing other supportive services within the Asset Management Office as they relate to asset and space management databases. Coordinates, consolidates, and effectively communicates the asset maintenance and scheduling intervals with the appropriate groups. Appropriate participants for Asset Inventory Analyst could be, but would not be limited to Building Services department/Shop supervision, Facilities Services Design & Construction Services, Facilities Services Project Management, UNC Facilities Planning & Construction, UNC Construction Management, Engineering Information Services, and/or various outside architectural/engineering firms.
High school diploma or equivalency and one year of related office experience; or equivalent combination of training and experience.
Experience using the AiM Asset Works work management system software. Ability to coordinate the planning, notification and scheduling of the Building Services PM scheduling and asset management program.
Experience working with large, complex data sets compiled from SQL, Oracle and other data warehouse applications. Ability to create metrics and reporting models from multiple data sets and applications, then present these models to stakeholders.
Ability to coordinate weekly project review meetings with manager and all involved groups. Ability to update required AiM database and supporting programs with changes. Ability to update asset field naming convention and ensure future conformity, and to train internal users on AiM Asset Management and Work Management modules in collaboration with HR and Business Systems Analysts.
Experience in database administration and reporting.
Requires the ability to interact on a daily basis and maintain a good rapport with:

Ability to obtain and communicate accurate and up-to-date project information, and also deal with the dynamics of all situations in a favorable manner.
Experience in report generation, querying, extracting, and compiling maintenance histories of assets from a work management system. Experience integrating current technologies into a facilities maintenance operations group and working within multiple non-interfacing systems to extract data and reporting. Experience in the review of various phases of building design and construction. Experience in auditing asset inventories during and after new building construction. Experience keeping records current and accurate. Knowledge of Facilities Building Information Model (BIM), Construction Operations Building Information Exchange (COBie), OmniClass, and/or UniFormat standards.
Capability of operating and utilizing personal computers, laptop computers, printers, calculators, hand held radios, telephones, cell phones, and various types of motor vehicles; and using various standard and/or specific software programs, such as but not limited to PowerPoint, Excel, Word, Project, Access, and/or Office.
