Transaction Manager will service an anchor CW client, working on site acquisitions and dispositions, and full-cycle document management, as well as ensuring superior customer service and managing various/multiple responsibilities in support of the client's corporate operation real estate needs. Duties:
Responsible for account leadership to ensure tracking and reporting of client's deliverables
Ability to handle a high volume workload while remaining responsive to client's needs both internally within the real estate department as well as from the field
Manage information within the client's chosen technology platform
Pertaining to targeted growth markets being considered for acquisition, to gather and relay preliminary real estate information to the client by researching and reporting on properties listed for sale, historic comparable closed sales values, and selected testing of specific tracts currently not listed but targeted as off market opportunities
Communicating with C&W team to track and record properties in specific market areas, which are being considered for acquisition, and contributing by updating the log on properties not available, as well possible acquisition opportunities using the client's acquisition and pursuit log, and further assisting in getting this information on the GIS grid
Prepare, and with client's approval and electronic signature, send Letter of Intent documents, offer letters and earnest money contracts to potential sellers
To work diligently with field brokers on disposition assignments, and communicating offers back and forth between a prospective buyer and client's director of real estate
Preparation of financial analysis, EMC contracts, and assist in reviewing closing documents in parallel with the client's closure checklist
Become proficient with the creation of client's standard documents such as listing agreements, operations directives for site searches and dispositions, prepare C&W fee referral agreement, client's standard broker opinion of value (BOV) form, become generally knowledgeable of real estate contracts and terms, prepare property closure check list, coordinate wire transfers with cash management & treasury, and ordering title commitments
Review and suggest edits to closing document (settlement statement, special warranty deed), compare legal description, and deed permitted exceptions, deed use restrictions, broker lien rights affidavit, owner affidavit, FIRPTA certificate
Developing, reviewing, and distributing disposition memorandums
Tracking closing settlement statements, confirming commissions to various brokers involved in the transaction
Candidate Requirements:
Bachelor's Degree 5+ years in commercial real estate
Proven record of providing outstanding internal and external customer service Excellent oral and written communication skills
Proficiency with Microsoft Office Suite, including strong competency in Microsoft Excel
Basic understanding of financial concepts (e.g., present value and return on investment), and the ability to communicate such concepts internally and with clients
Detail oriented, self-starter, well organized, able to handle multiple projects at any given time, and comfortable working in a fast paced environment
Demonstrated strong interpersonal skills
Must maintain a Texas real estate salesperson's license
