Job Description Summary

Reporting to the Facilities Chief Engineer, the Assistant Facilities Chief Engineer is responsible for assisting with the daily leadership of the technical staff, managing the maintenance program to the highest level of quality work and customer service as well as the administration of the engineering department in alignment with the management team and client expectations. The Assistant Chief Engineer will perform at the highest level of ethical standards, reflecting the core values of C&W as defined in its Business Code of Conduct, Policies and Procedures Manual, and other related company policies. Responsible for assisting with the planning, implementation, coordination, and supervision of all preventive maintenance and repairs taking place at his/her assigned property. Leads a proactive Preventive Maintenance (PM) and repair posture of HVAC/R systems, electrical, UPS, plumbing, compressed dry air (CDA), generator, & associated equipment operate safely, efficiently, and reliably. This includes building systems utilized for communicating and reporting such as preventive maintenance, work order, building automation and leak detection as examples. The Assistant Chief Engineer will exhibit a strong formal knowledge of operational and technical skills and will be accountable for execution of assignments.
Job Description



ESSENTIAL FUNCTIONS AND RESPONSIBILITIES:


  • Responsible for the coordination and performance of all assigned preventive maintenance forecasting, scheduling, and facility support activities through the CMMS.

  • Must always demonstrate good judgment when making decisions affecting the company's business.

  • Oversight of all processes ensuring C&W Services conformance to federal, state, and local regulations, and conformance with company and customer policies.

  • Assist with technical operations surveys, including energy audits and analysis, HVAC/R, electrical and plumbing systems, environmental and safety compliance.

  • Assist with overseeing building systems, plumbing, HVAC/R and electrical issues; must remain current with latest HVAC/R technology trends as well as preventive and predictive maintenance methodology.

  • Coordinate maintenance efforts with outside contractors, landlord, and internal client schedules.

  • Assist Facility Manager in the review and approval of construction documents. Ensure building standards are applied and adhered too accordingly.

  • Assist in start-up processes for building acquisitions and reverse acquisitions, and the coordination of building equipment and services in support of tenant construction products.

  • Assist with generating PO, managing accruals, invoicing, new vendor/contractor submissions, COIs, and contract renewals.


Support Chief Engineer on all items listed below:

  • Prepare and present feasibility studies / GAP Analysis.

  • Prepare Maintenance Operating Procedures (MOPs) and submit to client for approvals.

  • Prepare maintenance and repair schedule and manage its progress through the CMMS.

  • Assist in preparing contract documents reflecting scope of work.

  • Assist in monitor the construction process to assure compliance with contract documents.

  • Coordinate all work with user and Internal/External Support Groups.

  • Assist with maintenance and repair inspections, warranty calls, project punch lists, and M&R corrective action.


IMPORTANT EDUCATION:

  • College degree in engineering field a plus, but not required. Minimum High School diploma or GED equivalent.

  • Electrical or HVAC/R license a plus.


IMPORTANT EXPERIENCE:



4+ years' experience with significant supervisory responsibility within a commercial property setting. Deep knowledge and performance of facilities operations, installation, and maintenance of building systems. Hands-on technical knowledge of all mechanical systems.
