GENERAL SUMMARY
The Development Manager leads the land development process for multiple commercial projects or programs of varying scope and complexity, from inception to completion.  The Development Manager is the primary GF Development Services point of contact with the client on assigned projects.  The Development Manager also leads both internal and external teams, as well as various other stakeholders.

  • Partners with and supports client’s regional Director of Real Estate, Director of Construction, Real Estate Managers, Design Managers, Construction Project Managers, and Store Planning department. 

  • Manages the overall land development process for multiple commercial projects or programs according to GF and client standards and strategy. 

  • Responsible for financial budgeting and performance including, but not limited to, managing projects within approved scope and budget, monthly invoicing, and requesting budget and/or scope revision authorizations when needed. 

  • Responsible for managing projects and processes according to GF and client standards and requirements.

  • Provides technical land development expertise, recommendations, and progress reporting to the client. 

  • Provides technical land development expertise and guidance to internal and external teams. 

  • Provides mentoring and training for new hires and continuing development of existing team members. 

  • Participates in the identification of hiring needs and screening of candidates. 

  • Contributes towards the success and growth of the organization through expanding scopes of services provided to existing clients as well as new client pursuits.

  • Contributes towards the success of the organization through supporting and assisting ongoing development of processes and systems.

  • Other duties may be assigned.

REQUIRED SKILLS AND ABILITIES


  • Ability to effectively manage multiple projects of varying degrees of complexity in a fast-paced environment. 

  • High degree of technical experience in and knowledge of the land development life cycle including preliminary feasibility studies, due diligence (land surveying, geotechnical and environmental), real estate/legal transaction, design coordination (civil engineering and architecture), public approvals/entitlements, and permitting processes. 

  • Thorough knowledge and understanding of building codes, zoning regulations, and land entitlement/approval processes with multiple approving jurisdictions. 

  • Strong understanding of civil engineering and building design principles and constructability considerations. 

  • Proficiency with general/standard office productivity software/platforms is required.  

  • Proficiency with specialized scheduling and project management software/platforms is highly desired. 

  • Being accurate and timely is a must. 

  • Positive attitude and professional demeanor. 

  • Highly organized, detail-driven, and conscientious.

  • Strong leadership skills and ability to coordinate and lead multi-discipline teams effectively. 

  • Ability to adapt to changing requirements and priorities. 

  • Ability to work both independently and in a collaborative team environment. 

  • Willing to travel throughout the United States. 

EDUCATION AND EXPERIENCE


  • Bachelor's degree in Architecture, Landscape Architecture, Civil Engineering, Planning or other related degree. 

  • 10 or more years’ experience in commercial land development. 

  • Experience managing the land development process for commercial multi-site programs or multiple, complex, large projects simultaneously. 

  • Experience leading cross functional teams consisting of both internal and external roles in all phases of the commercial land development life cycle. 

  • Experience acting as client representative through all phases of the land development process including managing consultant teams, working with multiple jurisdictions, representing the client at public hearings, etc.

  • Experience partnering with and supporting multiple client functional roles including, but not limited to, real estate, development, design, and construction.

WORK ENVIRONMENT
Work is performed in a standard office setting, onsite at client locations, and on construction/building sites.

PHYSICAL DEMANDS
This position requires sufficient physical ability, with or without reasonable accommodation, to perform work in an office setting, which includes extensive employee contact, frequent interruptions, the ability to stand or sit for prolonged periods, to occasionally stoop, bend, kneel, crouch, reach, and twist, to lift, carry, push, and/or pull light to moderate amounts of weight, to operate office equipment requiring repetitive hand movement and fine coordination including use of a computer keyboard, to verbally communicate to exchange information, to travel to other locations using various modes of private and commercial transportation, to verbally communicate to exchange information with or without accommodation, to see in the normal visual range with or without correction, and can hear in the normal audio range with or without correction. This position requires physical mobility on and around construction sites before and after the installation of landscaping, pavement, stairs, elevators, electricity, heating, and air conditioning.
