Responsible to ensure the efficient operation and maintenance of mechanical, electrical and plumbing equipment and systems for PacificSource properties. Responsibilities include (but are not limited to) maintaining a clean and safe work environment, performing rounds, conducting routine assessments, performance of day to day preventative and corrective maintenance.



Essential Responsibilities:



  • Collaborates with senior facility system specialist as a subject matter technical expert for project management relative to facilities, and engineering, to include a detailed technical knowledge of applicable facility regulatory requirements, facility utility infrastructure systems (structural, architectural, plumbing, mechanical, electrical, civil and safety).

  • Provide support for the planning, scheduling, and executing of facility transformation plans and projects concerned with research, analysis, evaluation, and completion of facilities and engineering management programs and reporting, involves operations, maintenance, repair and construction.

  • Assists with the development and implementation of plans for the performance of preventative maintenance, scheduled/ unscheduled work, and facility sustainment.

  • Helps initiate action for correction or improvements as needed. Serves as a technical expert and furnish technical suggestions and advice on equipment projects.

  • Helps oversee the maintenance, repair, construction and operation of all assigned systems and supporting infrastructure. Includes responsibility for work control, planning, infrastructure, and facilities support and operations.

  • Works with the senior facility system specialist to prepare cost estimate covering anticipated expenses for facility/infrastructure repairs maintain report, and report of all work performed. Conducts life cycle cost analysis to validate costs as required.

  • Helps coordinate the development of and/or maintain an Operations Document Library, including, but not limited to construction plans, structural plans, as-built drawings, MEP schedules, line diagrams and schematics, equipment and operations.

  • Works with the senior facility system specialist to implement and administer inventory controls programs, purchase parts and supplies and ensure compliance with applicable code and company directives as relates to building operations.

  • Establishes and maintains effective working relationships with contracted vendors to ensure equipment maintenance a performed.

  • Responds to facility emergencies

  • Comply with all safety procedures and requirements

  • Maintain compliance with City, County, State ordinances and codes

  • Attend training sessions and seminars




Supporting Responsibilities:



  • Meet department and company performance and attendance expectations.

  • Follow the PacificSource privacy policy and HIPAA laws and regulations concerning confidentiality and security of protected health information.

  • Perform other duties as assigned.




Work Experience: Must have 4 to 5 or more years' experience in facility operations.



Education, Certificates, Licenses: Associate's Degree in Facilities Management, Engineering, Architecture, Administration or a related building construction field required. Relevant experience may substitute for the degree requirement on a year-for-year basis.



Knowledge: Knowledge of building facilities maintenance and repair operations and related support functions. Knowledge of all facility aspects; construction and utility aspects including electrical, HVAC, plumbing, and blue print reading and interpretation. Ability to develop and maintain effective working relationships in overall facilities management. Ability to read and comprehend both written and spoken English. Communicate clearly and effectively. Mechanical/Structural Maintenance - Comprehensive knowledge of the methods, tools, and equipment used in the repair of structures, mechanical, hydraulic, pneumatic systems and process equipment to include procedures for diagnosing malfunctions as well as the operation of equipment. Safety - Thorough knowledge of current and accepted occupational safety and health practices and principles to include federal and state safety regulations.

Environment: Work inside in a general office setting with ergonomically configured equipment. Travel is required approximately 20% of the time. Performance of essential functions may require exposure to adverse environmental conditions, such as dirt, dust, temperature and noise extremes, vibrations, machinery, hazardous materials, heights, confined spaces, or traffic hazards.

Physical Requirements: Stoop and bend. Sit and/or stand for extended periods of time while performing core job functions. Repetitive motions to include typing, sorting and filing.
