CORE JOB SUMMARY
The Maintenance Mechanic 2 inspects, repairs, installs, modifies, and maintains general building systems, and equipment to ensure that facility operations run smoothly and uninterrupted.
CORE JOB FUNCTIONS
Ensures that all systems are fully operational and are inspected in accordance with accepted standards.
Directs and supports technical support staff.
Maintains current knowledge of all federal, state, and local safety and environmental laws and regulations, and ensures compliance.
Develops and implements preventive maintenance and repair programs and procedures.
Acts as a source of direction for the training and guidance of the less experienced staff.
Responds to service requests, including but not limited to, hot calls, cold calls, and odor complaints.
Inspects water and life safety systems and responds to all fire systems and emergency calls.
Adheres to University and unit-level policies and procedures and safeguards University assets.

CORE QUALIFICATIONS
Education:
High School diploma or equivalent
Certification and Licensing:
Certification in relevant specialty or field or valid license from Miami Dade County
Valid Florida Driver's License.
Experience:
Minimum 4 years of relevant experience

DEPARTMENT ADDENDUM
Department Specific Functions (specific to Coral Gables campus)
Will be considered as "Essential Personnel" and requires emergency response after hours or on days off, rotation, weekend support.
Keeps to schedule and assists in the development of efficient task/project planning.
Identifies any deficiencies, i.e., economic, safety, regulatory, energy conservation, and reports those to Lead/Supervisor/Manager.
Good working knowledge of CMMS work order system and Microsoft Office applications (Outlook, Word, Excel)
Maintains a neat, orderly work area, and safeguards tools, equipment, and spare parts.
Responsible for minor plumbing repairs, repair leaks, unstops drains, repairs or replaces plumbing fixtures, minor soldering and brazing or any other work assigned by lead/manager.
Responsible for electrical repairs, and maintenance mechanical work to include lighting, flooring, paint, and miscellaneous work.
Checks boilers, water, gas and sewer lines.
Ensures a comprehensive preventative maintenance schedule is in place, and performed on all machinery.
Repair and maintenance of building structures and cracks.
Assist in maintenance of air handler units to include cleaning, applying chemicals, changing/cleaning filters, changing blower wheels, lubricate non-sealed bearings, cleaning housing, welding coolant leaks, etc.
Assist with identifying and patching wall leakage.
Maintains and cleans all air vents and returns.
Repairs or replaces ballasts, switches, motors, controls, lighting fixtures, etc.
Operates heating, cooling systems, pumps and other related equipment.
Adjusts repairs or replaces switches, thermostats, humidistat, and other minor repairs to equipment.
Checks/operated fire pumps, and cycles/tests generators.
Pressure cleaning, and painting of facilities and equipment.
Requires initiative, judgment, and solid communication skills of English both spoken and written.
Ensures door locking systems, and door closures are working properly.
Must have a solid work ethic, excellent interpersonal skills, and ability to work well with others.
Awareness of the safety and official procedures for handling equipment.
Supports the primary utilities locator duties i.e.: utilizes utility location equipment to identify underground utilities, creates multiple grids.
Must have excellent people skills in order to build positive relationship with staff, customers and stakeholders
Must have good leadership skills - "Leads by Example".
This position will participate in the University's National Incident Management System (NIMS). There will be training involved to support meeting this standard successfully.
