Manages the LAR process, financial forecast review and analysis including monitoring land and land development spending and division spec level monitoring and start approvals.

Primary Duties & Responsibilities
Track and review Land Acquisition Requests (LAR) by maintaining log which tracks status of both LARs, Pre-LARs, Land Sales and LAR Revisions; review submissions for accuracy and completeness; prepare questions for Division follow-up and ensure all are answered prior to LAR approval; provide early "heads up" for potentially difficult submissions, continually improve quality and efficiency of the LAR process
Review and analyze each financial forecast for accuracy and reasonableness with a particular focus on project level activity including units, profitability and cash flows; work with FP&A group to improve forecast tools and processes
Monitor land and land development spending forecasts; identify opportunities to defer spending along with the identifying the costs and risks of doing so; identify decision points on land development commitments; maintain monthly memo on status of significant acquisition and development
Review land pipeline in connection with budget/forecast process
Monitor division spec levels and approve new spec starts; improve forecast transparency of spec profitability
Monitor weekly sales to ensure forecast reasonableness, identify underperforming communities; and to evaluate financial ramifications of operating decisions
Approve daily land wires
Assist other departments as required
Education & Experience
Bachelors degree in finance or accounting preferred
Experience working in homebuilding industry at the division level preferred.
Ability to identify key issues which affect the business.
Good interpersonal skills with solid judgment.
Professional qualification.
Willingness to travel.

Additional Information
The California pay range for this position is from $190,000 to $205,000 annually. The exact rate of pay will be based on work location(s), position, and experience level. In no instance will Beazer Homes pay less than the minimum wage.
