The HVAC Technician is a position within the line of operations of C&W Services. The incumbent is responsible for performing the day-to-day maintenance of all mechanical systems and equipment including but not limited to: oil and gas fire heating equipment, chillers, cooling towers, fans, pumps, heat exchangers, ancillary support equipment, water treatment, controls and BMS for all campus buildings and other assigned work. Essential Functions & Responsibilities:
Performs daily and periodic tasks in assigned areas as directed.
Maintains assigned equipment in good working condition and notifies the Facility Management if repair or replacement is necessary.
Work safely at all times and promptly informs management about unsafe conditions existing in the work area.
Wears PPE appropriate for the task being performed.
Meets all the client and Cushman & Wakefield quality expectations in assigned tasks.
Assists in orientation and training for new employees as directed.
Adheres to proper security procedures.
Notifies management about problems or opportunities that affect service to the client.
Performs a variety of labor duties as required.
Perform inspections on boilers, heat pumps, chillers, and other equipment to ensure safe operations.
Conduct building tours, maintain equipment loss, and report deficiencies for corrective action.
Respond to all HVAC trouble calls and troubleshoot the systems to meet the operational and comfort needs of the building(s) occupants, where applicable.
Be proficient in the functionality of the BMS and understand the sequences required for proper building, equipment and system operations.
Troubleshoot HVAC equipment and controls to determine problems and perform necessary repairs
Responsible for the completion of all PM and record keeping assigned to this area or responsibility, review and update information as necessary.
Responsible for proper use of all tools and materials associated with this trade.
Monitor CMMS for work order queue, update work status to completion. Submit work orders for all work performed.
Make recommendations to the supervisor as necessary on the performance of equipment.
Maintain and requisition through the Procurement Coordinator an adequate supply of common HVAC stock.
Ensure that safe working conditions are being maintained in all areas under control.
Assist all trades as directed.
Respond to all emergencies as requested.
Perform other tasks as assigned by Account Director, Department Manager and other account management personnel.
Must be available for mandatory off hours emergency calls, evenings, nights, weekends and holidays

High School Diploma or equivalent educational certification preferred.
Minimum five year in a commercial building with field experience in performing preventive maintenance.
Education or training in HVAC, controls and knowledge of HVAC and components
Requires attention to detail, a pride in delivering excellent service, organization, and high-level energy and endurance
Must be able to take direction, to work with minimal supervision, and to function cooperatively as part of a team
Strong interpersonal skills, and the ability to communicate effectively with co-workers, tenants and vendors
Experienced with industry specific tools, equipment and work processes
Valid driver's license in good standing
Experience with CMMS and ability to utilize a digital work order management process
Familiarity with OSHA, UMC, ANSI/ASHRAE.
Strong technical and problem-solving abilities including those related to mechanical controls
Possess knowledge of safe and efficient operation of all equipment, power and hand tools
Ability to work independently as well as a productive member of a team
Be able to coordinate projects or tasks efficiently and optimize the performance of others
Working Conditions and/or Physical Requirements:
The employee works indoors and outdoors and is exposed to changing conditions. The employee frequently works in hot, cold, wet and/or humid conditions.
• Occasionally works in high precarious places.
• The ability to quickly grasp, manipulate, or assemble objects.
• Substantial lifting (up to 50 pounds) is required
• Ability to stand and walk for extended or continuous periods of time
• Ability to quickly bend, stretch, twist, or reach out
• Ability to ascend and descend staircases, ladders, and/or step stools
• Ability to operate applicable hand tools, power tools, and equipment
Employee must possess the necessary physical stamina to perform all required plumbing functions and be able to operate mechanized equipment.
