Position Overview



Responsible for the management and oversight of strategic land acquisition initiatives both current and future. This will include due diligence for current land management, prospecting, acquisitions, disposals, engineering and entitlements process for new or existing real estate. This role will coordinate internally with business leaders and outside with consultants and municipalities to ensure zoning and engineering submittals are approved in accordance with production timeframes and to proper specifications, as well as review and track zoning documents, developer agreements, permits, etc. This position will oversee the entire development process, from strategic planning and market analysis to acquisition, design, and construction.


This is not a residential or commercial Real Estate professional role, this role will be responsible for our HEAVY CIVIL INFRASTRUCTURE division, so the sites will be about managing our land assessts on our quarries, cement and asphalt production sites, railtracks, and future heavy civil infrastructure growth areas/plans.


Key Responsibilities (Essential Duties and Functions)

  • Perform preliminary due diligence to determine viability of each deal, completing due diligence checklist for potential deals.
  • Partner with outside counsel and corporate legal to verify allowed site uses, amend and create new leases/sub-leases to develop new alternative income streams for controlled land.
  • Prospecting for regional strategic land initiatives for all lines of business.
  • Arrange permitting, surveys and other analysis of properties as needed.
  • Conduct market analysis to set preliminary pricing, interpreting data and preparing financial models to present recommendations to management.
  • Ability to successfully negotiate land/real estate transactions and new leases.
  • Collaborate with land managers (property mapping and compliance) regarding comprehensive accounting of land assets in assigned market area, maintaining databases for all associated information.
  • Collaborate with land managers (property mapping and compliance) to maintain geographic information system (GIS) database detailing land ownership, zoning, and permitting of all regional properties.
  • Develop and maintain accurate listings of prospects by recommending and executing prospecting and exploration programs for greenfield projects.
  • Develop and maintain comprehensive listings of excess properties and develop strategy for future state.
  • Partner with management teams in strategic planning for land purchases/divestitures/greenfield opportunities that support the overall business plans.
  • Provide support to due diligence team for acquisition projects. Assist with financial projections, defining risks, and identifying synergy opportunities for land assets as part of the acquisition package.
  • Network with brokers, developers, planners, municipalities, and landowners for new acquisition opportunities and divestments. Your strategic vision, coupled with your deep understanding of the real estate landscape, will be instrumental in identifying new opportunities, establishing key partnerships, and delivering exceptional projects that exceed expectations.
  • Established a network of industry relationships, including producers, consultants, governmental agencies, to facilitate mutually beneficial industry partnerships.
  • Drive operational performance and improvements to meet or exceed company and regional goals.
  • Work with Region President, Op Co President's to establish long-range goals, strategies, plans, and opportunities.
  • Performs other duties as assigned.

Additional Responsibilities

  • Display a professional and courteous attitude to co-workers, supervisors, and the public at all times.
  • Must be willing to travel and work away from home when required.
  • Must be willing to travel 50-60% of the time, work nights and weekends when necessary.
  • Willingness to work in a team environment.


Qualifications



To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.


Education/Experience
  • Bachelor's degree in business/finance or related field
  • Minimum 5 years relevant experience- 10+ preferred.


General Requirements
  • Must possess a valid driver's license.


Knowledge/Skill Requirements
  • Strong written and verbal communication skills.
  • Must demonstrate the ability to use a computer to communicate and analyze data.
  • Ability to work with ambiguity and be a self-starter.
  • Demonstrate high level competency in strategic thinking, negotiating, real estate and commercial acumen.
