Job Description:

The Director of Leasing and Revenue is responsible for driving revenue opportunities across multiple Study side properties. This role provides daily support to property teams, focusing on both short-term and long-term revenue goals through accurate forecasting, data analysis, and market strategy. The Director will collaborate with on-site staff, marketing teams, and executive leadership to optimize occupancy rates, pricing strategies, and the financial performance of the portfolio. A strong focus will be placed on managing and analyzing data, ensuring compliance with budget projections, and creating proactive strategies to maximize NOI (Net Operating Income).


Key Responsibilities:


• Set and manage yield controls and collaborate with Managing Director to maximize rental income from all channels, including renewals, lease-ups, and new leases.


• Manage and structure master leases in coordination with Managing Director.


• Coordinate with leasing teams to optimize unit occupancy through effective inventory management, up-selling strategies, and targeted marketing efforts.


• Work with marketing to develop strategies that drive new leads and support acquisition campaigns, ensuring high visibility in the student housing market.


• Analyze data from various sources, including leasing systems and third-party platforms, to make informed decisions on pricing, marketing campaigns, and lease-up periods.


• Monitor and adjust group leasing strategies, preferred rental patterns, and periods of high demand.


• Facilitate leasing team meetings and ensure clear communication of revenue goals and action plans to all stakeholders.


• Provide training and support to leasing teams on revenue management principles, system use, and market analysis.


• Review weekly and monthly reports (such as occupancy rates, pricing trends, and market share analysis) to guide decisions on rental pricing and property performance.


• Stay ahead of industry trends and market changes, adjusting strategies to outperform competitors and maintain high occupancy rates.


Required Skills, Experience, and Knowledge:


• A minimum of four years of experience in revenue management, preferably within property management or student housing.


• Strong analytical skills with the ability to interpret complex data and make strategic recommendations.


• Proficiency with property management software and revenue management tools.


• Excellent communication skills, both written and verbal, with a focus on deadline management.


• Ability to lead, train, and inspire a team to achieve revenue goals and maintain high levels of customer satisfaction.


• A demonstrated track record of optimizing property financial performance and occupancy standards.
