Job Title: Sr Manager, Real Estate & Facilities - Project Management

Reports to: Director, Real Estate & Facilities

Location: Goleta, CA

About This Role

The Sr Manager, Real Estate & Facilities (RE&F) Project Management will oversee planning, scheduling and management of RE&F projects, both domestic and internationally. The role will leverage a global delivery model to ensure full accountability for the overall capital facilities budget and schedule. Develops strategic plans, schedules and performance metrics to assist key stakeholders with business decisions. Establishes and implements project management best practices through structured processes and defined standards. Provides leadership in planning, budgeting, and oversight to multiple high-complexity projects of diverse scope from conceptualization through design, bidding, construction, commissioning, close out and handover. S/he directs external project managers in prioritizing, developing and executing all capital projects ranging from new construction, large remodels and infrastructure improvements to office, lab and showroom buildouts.

What You'll Do

Manages architectural, engineering, and interior space-planning programs to ensure consistency for all projects. Responsible for all standards related to global facilities project management.

Responsible for reporting and maintaining the project health dashboard; global capital budget, schedule, scope and overall performance.

Defines the processes, tollgate approvals, Key Performance Indicators (KPI's) and Benchmarks for the global project management team.

Assists with the development of annual capital spending plan. Works closely with Corporate Finance to ensure that policies are met, reconcile capital project budgets, provide quarterly accruals, report on Real Estate transactions and report on financial status.

Executes capital plan in compliance with local, state, federal and international building codes and practices including architectural, emergency egress, space planning guidelines, and country specific requirements.

Leads and manages the efforts of third-party consultants, vendors, and key cross functional departments to perform all project-related activities according to project milestones/timelines

Defines project management tools to be used by the project managers, including, but not limited to, Smartsheet, CAD/CAFM, 3D visualization and presentations.

Reviews all construction drawing documents and specifications, coordinating necessary reviews with business unit representatives and regulatory authorities
Works closely with Global Procurement, directs the bid evaluation and contract award processes and coordinates the negotiation of contracts with general contractors, and oversight of construction management activities.

Leverage deeper discounts and negotiate contracts for products based on economies of scale.

Manage Service Level Agreements with strategic partners, in alignment with Procurement.

Ensures that global real estate lease transactions and landlord/property management obligations are fully satisfied and properly communicated including, but not limited to; legal/code compliance; requests for tenant improvements; changes to the premises in conformance to lease agreements, TI credits, as required to implement project SOW, etc...

We'd love to hear from people with


  • 15+ years' experience in Corporate Real Estate & Facilities Management, including international experience.

  • 10+ years' experience directing domestic and global project teams (in region architects, engineers, contractors and suppliers)

  • Excellent track record working with Senior Leadership to identify requirements and priorities that meet business objectives.

  • Advanced knowledge of enterprise-wide information systems, IWMS Systems, AutoCAD, CAFM Systems, and Microsoft Word, Excel, Powerpoint & Project is required.

  • Superior analytical, communication, and organizational skills with attention to detail are critical skills required.

  • Ability to multitask in a flexible and changing work environment.

  • Must be able to manage multiple project teams in geographically diverse locations.

  • Solid understanding of construction principles, CSI Specifications, techniques, procedures, contracts and RFP's is required.

  • Proven track record of managing large budgets and working with foreign currencies, and tax bases.

  • Commercial Real Estate experience a plus.

  • Agile and Lean Project Management training and experience is a plus.

  • Able to travel up to 25% as needed.

$160,000 - 175,000

The salary range posted reflects the minimum and maximum target for new hire salaries for this role in our Goleta, CA location. Individual pay will be determined by location and additional factors, including job related skills, experience, and relevant education or training.
