The role

The Maintenance Supervisor at BrewTown Living, LLC., oversees and performs technical and mechanical work that ensures the inside and external buildings, grounds, amenities, and common areas of the community meet the Company standards for cleanliness, appearance, safety, and overall functionality.

What you will do

Essential Duties and Responsibilities:


  • Must provide dependable vehicle for proper maintenance of the property.

  • Respond to emergency maintenance calls.

  • Serve on-call duty as necessary and/or as scheduled by the Community Manager.

  • Develops standards for the cleanliness and overall appearance of the community’s grounds, amenities, building exteriors, unit interiors, breezeways, curbs, signage, offices, central garbage areas, parking lots, and other buildings and common areas to ensure reflection and representation of the community standards.

  • Responsible for the monitoring, operation, and maintenance of the trash compactor (if applicable)

  • Responsible for making sure all breezeways and security lights are in working order daily.

  • Demonstrates customer service skills by treating the community residents and others with respect, answering questions from team members and residents, responding sensitively to complaints regarding maintenance services with efficiency and urgency.

  •  Ensure response to all service requests with in a 24-hour period (unless extraordinary circumstances occur), as well as routine upkeep in the community by diagnosing the source of the cause or defect of the problem, and making repairs in accordance with established procedures, policies, safety standards, and code requirements.

  • Oversees and completes the process to prepare vacant residences for leasing and new move ins by completing a pre-move out inspection, creating a “punch” list of maintenance work needed, scheduling vendors and contractors as needed, obtaining the needed supplies and materials, competing all maintenance tasks, and inspecting the completed work.

  • Inspects work performed by contractors, vendors, and other service providers to verify the work, materials and services meet our standards, scope and specifications as required.

  • Maintains adequate inventory of maintenance materials and works with the Community Manager and management staff to order supplies and tools as needed to stay within the budgetary guidelines.

  • Keep the maintenance shop area in a clean and orderly manner, compliant with all regulatory requirements.

  • Must be able to understand service requests, chemical mixes for pools and other chemical uses.

  • Must be able to read, understand, and teach information on hazard warning labels on any chemicals or products used in the operation of the maintenance department.

  • Must be able to read and understand wiring schematics and wiring diagrams.  This also includes reading and understanding the distribution panels that supply power to appliances and electrical equipment used in apartment maintenance.

  • Must be able to troubleshoot and service HVAC equipment, plumbing equipment, and electrical equipment.

  • Must be able to perform regular maintenance on special equipment including exercise equipment, gas grills, amenity areas, and golf carts.

  • Maintains a preventative maintenance program that minimizes necessary repairs, service requests, and maintains the physical condition of the property.

  • Hire, develop, and manage a highly motivated customer-oriented onsite maintenance staff.

  • Completes monthly preventative maintenance.

  • Conducts regular safety meetings, ensures all MSDS sheets are current and readily available, keeps up to date on all OSHA and safety related laws and requirements to ensure compliance.  This includes maintaining the company’s hazardous chemicals program, teaching and promoting the proper sage work practices with the staff.

  • Preparation for severe weather conditions.

 

What you will need

Competencies and Skills:


  • Proficiency in heating and air conditioning, plumbing, appliance repair, and any other areas of repair that are performed on a daily basis.

  • EPA/HVAC Certified Preferred but not required.

  • Ability to build high producing teams that meet performance goals.

  • Must be able to handle crisis appropriately

  • Able to balance the various priorities of the Community Manager, residents, and the staff

  • Must be able to communicate effectively with residents, both verbally and in writing, and receive the resident concerns in a calm and open manner.

  • Able to work efficiently with a high level of accuracy, attention to detail, and follow-through.

  • Must be able to lift and carry up to 200 lbs., with appropriate lifting technics and carrying techniques.

While performing the above responsibilities and assignments, the incumbent may be required to perform tasks that require a great deal of physical exertion.  These duties include but are not limited to:


  • Use of hand tools that range in weight from a few ounces up to 40 lbs.

  • Use a 30 lb. can of refrigerant for servicing air-conditioners.

  • Hand-carry and use a 70 lb. refrigerant recovery unit.

  • Hand-carry and install air-conditioning compressors weighing from 40 to 120 lbs., depending upon the size of the condensing unit

  • Hand-carry and install air-conditioning condenser units weighing 100 to 250 lbs.

  • Hand-carry and install furnace / forced air unit weighing up to 90 lbs.

  • Hand-carry and install hot water heaters weighing between 70 to 90 lbs.

  • Hand-carry and install toilets and/or closet combinations weighing 40 to 50 lbs.

  • Ladders required to perform this task will range from 16 to 40 ft in length and range in weight from 20 to 125 lbs. You will be required to lift and transport these ladders.

  • Make sure preventative maintenance is done on all weight room equipment.

  • Use of a ladder is required to change light bulbs in breezeways and on buildings. These ladders could range in weight from 16 to 125 pounds.

  • Basic Pool Maintenance

  • As part of your daily maintenance routine, you may be required to move appliances from one apartment to another apartment on opposite ends of the community. The appliance may have to be transported by means of a hand truck up one to three flights of steps, if the elevator is unavailable. These appliances will range in weight from 75 to over 200 lbs.

  • On occasion, you will be required to move furniture from one model unit to another or move furniture items in a resident's apartment to accomplish certain repairs or to correct flood damage. This would require that you move items weighing several pounds to several hundred pounds.

  • At certain times you will be required to perform maintenance on special equipment (i.e., exercise equipment, gas grills, golf carts, and amenity areas). All these functions require different physical exertion, and their weight depends on the particular equipment (usually in excess of 100 pounds)

  • You will be required to perform certain resident service functions or make upgrades to the apartment. An example would be to install lighting or ceiling fans. Both duties would require the work to be done using a stepladder and require lifting with two hands.

  • In addition to the above, you will be required to lift and transport other items pertaining to maintenance (weighing up to 200 pounds) for the smooth operation of the property.

Education and Experience:


  • High School Diploma/GED

  • 3-5 years proven supervisory/management of apartment maintenance department experience required.

  • CPO Certified or willing to obtain.

  • Must possess a valid driver's license at time of hire and maintain thereafter,
