Reporting to the Director of Revenue Management, the Renewal Specialist is responsible for assisting the onsite teams and the revenue manager with the generation, distribution and follow- up for renewal offers to each site in their portfolio.   

Essential Job Functions:


  • Exhibits strong commitment to the service needs of the internal and external customer.

  • Creates and maintains efficient documentation for decision-making.

  • Coordinates the needs of multiple departments.

  • Assist the onsite team in understanding the client directives for occupancy and rent growth and translating that directive to renewal performance.

  • Assist the revenue manager in understanding the client directives for occupancy and rent growth and translating that directive to renewal settings and generation.

  • Create and distribute renewal letters within required timeframes.

  • Follow- up with residents to ensure that renewals are signed.

  • Personally, respond to and address resident questions regarding renewal offers.

  • Represents the company in a professional and courteous manner.

  • Ensure data consistency and help monitor integrity of data.

  • Other duties as assigned.

Job Qualifications:


  • 2+ years of Assistant Community Manager experience

  • Understanding of asset performance

  • Proficiency in MS Excel, Word, PowerPoint and Outlook

  • Strong customer service skills

  • Strong analysis and reporting skills

  • Strong verbal and written communication skills

  • Strong project management skills and attention to detail

  • Ability to thrive in a fast-paced environment

  • Ability to work with a diverse group of people and customers

Temperature/Climate:  This position will work primarily in an indoor office environment.

Safety Considerations:  This position will operate office type equipment.

Physical/Mental/Organizational Capabilities:  The individual must possess the ability to walk, stand, sit, bend, balance, and lift, push/pull, carry, and/or move up to 30 pounds occasionally.  While performing the duties of this job, the employee may be required to reach with hands and arms; stand; walk; and use hands and fingers to handle, feel or operate objects, technological equipment, or controls.

Personal Protective Equipment necessary:  affected employees are required to use/wear the PPE provided by the company.

Visual/Hearing Capabilities:   The visual ability necessary to read and interpret a

Computer screen is required.   The visual acuity requirements including color, depth perception, and field vision. The worker is required to have visual acuity to operate equipment. The hearing ability necessary to communicate with others is required. The individual must be able to communicate effectively, both written and verbally, with employees and customers on all levels of the organization.

Work Schedule: 8am-5pm, Monday-Friday, or as needed to meet business needs.
