JOB DESCRIPTION



BOSTON-BASED IN-OFFICE ROLE: This position entails underwriting and financial modeling for institutional and medical-academic assets, analyzing transaction structures, and preparing discounted cash flow models to evaluate various occupancy scenarios, such as move vs. stay and buy vs. lease. Key responsibilities include reviewing lease documents, rent and expense payments, and conducting due diligence for transactions. The role also involves coordinating financial analysis with internal teams, preparing market reports, and creating presentations for clients. Additional tasks include maintaining databases, assisting with lease administration, and supporting clients with space requests and transaction negotiations. Regular client meetings are expected to assist with real estate portfolio reviews.



RESPONSIBILITIES



Essential Duties and Responsibilities





  • Model and underwrite a variety of prospective assignments and transactions primarily related to institutional/medical-academic assets and land

  • Analyze the financial structure of proposed transactions and prepare different types of financial models using discounted cash flow methodology for various occupancy options - move vs. stay, buy vs. lease, etc.

  • Participate in the review of new deals/transactions and coordinate with others in the development of a financial plan

  • Assist in the review of rent and expense payments

  • Review and abstract lease documents

  • Assist with due diligence required for underwriting and marketing (i.e. abstracting of leases, appraisals, property condition reports, environmental reports, income and expense statements, rent rolls, mortgage notes, title searches, etc.)

  • Review, consolidate and summarize information for valuation and marketing purposes

  • Coordinate financial analysis matters with other departments, locations and divisions

  • Prepare PowerPoint presentations for both existing and prospective clients

  • Assisting with public records research for potential assignment opportunities

  • Prepare market reports and studies on an ad hoc basis

  • Review marketing material specifications, and act as point of contact and liaison with centralized marketing, analysis, and research groups to coordinate the completion and submission of financial, marketing, and various client specific property data to incorporate into customized property information packages.

  • Prepare and maintain accurate documents to include, Request for Information (RFI's), Letter of Intent (LOI's) and Request for Proposal (RFP's).

  • Update and maintain various information databases

  • Respond to outside broker requests.

  • Assist clients with new space requests, lease renewals, lease administration and other activities, including some minimal exposure to transaction negotiation in collaboration with other team members

  • Participate in regular client meetings to review and assist with real estate portfolio

  • Generally support team in a variety of client service activities




Core Competencies





  • Understanding of financial analysis methods including but not limited to discounted cash flows and present valuation analyses, and cash versus gaap accounting methods

  • Ability to work and communication with various levels within internal and client teams in a professional manner

  • Ability to handle multiple projects at once (multi-task)

  • Self starter / ability to work with minimal supervision

  • Professional writing skills

  • Strong work ethic,

  • Proactive team player able to work efficiently under sometime stressful conditions.

  • Ability to work effectively with colleagues at all levels across the organization.






QUALIFICATIONS



Qualifications





  • Bachelor's Degree in Accounting, Finance, Economics, Real Estate, or other related fields

  • 2 + years in a similar role




Salary: $65,000 - $75,000 annually



The expected base salary for this position ranges from $65,000 to $75,000 annually. The actual base salary will be determined on an individualized basis taking into account a wide range of factors including, but not limited to, relevant skills, experience, education, and, where applicable, licenses or certifications held. In addition to base salary and a competitive benefits package, this position may be eligible for additional types of compensation including discretionary bonuses and other short- and long-term incentives (e.g., deferred cash, equity, etc.).
