Job Description:

CCI Facility Support Services, LLC (CCI-FSS) is growing! We are seeking a Facilities Project Manager to join our team! The Facilities Project Manager manages all labor, supervision, tools, equipment, and material for recurring and non-recurring contract requirements for a multi-site government customer in North Carolina and Virginia. The contracts include repair, operations and maintenance services related to building systems, custodial, pest control, refuse, recycling, ground maintenance, and pavement clearance. The Facilities Project Manager manages all contracted partners including soliciting and developing scopes of work, negotiating proposals, validating proposals, and ensuring quality results. This role provides mentoring, coaching and development opportunities to team members and promotes their success.

This position will be based out of Charlotte, NC.



Responsibilities:

  • Manage and ensure the successful execution of all contract requirements and deliverables related to safety, operations, security, and quality.
  • Accept all financial management responsibilities for budget to actual successful outcomes and contract reporting.
  • Assist to develop, review, and approve all prime and subcontract invoices.
  • Build employee relationships to provide real time performance feedback, coaching, and mentoring to nurture employee success. Approve timesheets, schedule remote work, and monitor performance.
  • Conduct regular site visits to review activities, conditions and identify needs.
  • Collaborate with customer and management on short- and long-term budget needs.
  • Manage safety, quality, and scope of work for vendors providing routine, project, and emergency services.
  • Know and monitor the prime and vendor contracts to align all activities and decisions to the intended scopes of work and funding allowances.
  • Generate contract reports and plans for maintenance, repairs, safety and other related activities and requirements.
  • Continuously develop new approaches and ideas to increase the quality value provided to the customer.
  • Develop and negotiate scopes of work and requirements for maintenance, repair, and project work.
  • Communicate and meet regularly with onsite customer and contracting representative about day to day and project activities.
  • Respond to emergency services outside regular business hours.
  • Attend administrative and coordination meetings and prepare meeting minutes as needed.
  • Attend all company and government required security, safety, quality, and operations training.
  • Be familiar with and practice the company's core success values.
  • Communicate early with leadership about concerns or problems, proactively self-manage your role and responsibilities, and consistently deliver predictive high-quality results.





Minimum Qualifications:


To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed are representative of the knowledge, skill, and/or ability required.



  • Associate's degree (A.A.) or Bachelor's degree (B.A.) in Facilities Management or an Engineering field OR High School/GED with ten years of on-the-job experience or completed facilities management coursework in a technical or trade school, and practical training in leadership, project management, communication, sustainability, and operations management.
  • At least ten years of experience managing similar scopes of work in a leadership role with direct reports.
  • At least three years' experience in quality management and safety programs.
  • At least three years of federal government contract experience.
  • Excellent communication and interpersonal skills, including the ability to speak with all levels of customers, vendors, and team members.
  • Excellent time management, organization, and prioritization abilities.
  • Keen attention to detail and efficient problem-solving skills.
  • Ability to pass background checks and access assigned facility as scheduled.
  • OSHA 10 or 30-Hour Certification is preferred.
  • Project Management Professional (PMP) preferred.

If required, individual must properly use personal protective equipment (PPE) including but not limited to; hard hats, safety-toed boots, eye protection, respiratory protection, and hearing protection. Job is performed in a combination of office work, work throughout occupied and unoccupied buildings, and outdoor site locations. The office setting includes exposure to computer screens and requires extensive use of a computer, keyboard, and mouse. Building assessments will be conducted throughout buildings including crawl spaces, attic spaces, and confined spaces. Outdoor settings include walking, driving, and carrying supplies throughout all seasons with exposure to heat and cold conditions, and potentially wildlife. Is occasionally exposed to fumes or airborne particles, toxic or caustic chemicals, and loud noise.
