SUMMARY

The Real Estate Specialist, Leasing role at Welltower supports our medical office operations by ensuring the accuracy and compliance of commercial lease documentation. This position is responsible for reviewing and verifying lease agreements, coordinating with legal teams to resolve outstanding issues, and liaising with external parties to facilitate execution. The Leasing Compliance Analyst will play a key role in supporting the leasing and operations teams with various tasks, including rent commencement letters and the tracking of key lease dates. With strong analytical, organizational, and communication skills, this role ensures that all lease-related activities align with company standards and operational goals. This role can be in either our Dallas, TX or Toledo, OH office.

KEY RESPONSIBILITIES


  • Review commercial leases and related lease documentation to confirm such documents conform to the terms set out in the internal leasing system and meet other company requirements.

  • Verify that all necessary authorizations have been obtained and that lease documentation complies with internal standards for execution.

  • In conjunction with legal and leasing team members, resolve outstanding issues related to leasing documents to facilitate execution.

  • Act as a liaison between outside counsel and leasing team to aid with the preparation and tracking of commission agreements with third party brokers.

  • Support the leasing and operations team by assisting with rent commencement letters, tenant improvement extension letters, etc.

  • Assist with future implementation of lease abstracting process and tracking of key lease dates.

  • Work with legal and other operations teams to revise or implement procedures, processes and/or projects related to the above matters.

REQUIREMENTS


  • Bachelor’s degree preferred or Paralegal certification from an ABA approved institution.

  • Minimum of 3 years of experience in commercial real estate, lease administration, legal leasing coordination, or a related field.

  • Familiarity with reviewing and interpreting commercial leases, preferably in medical or office settings.

  • Proficiency in lease management software (Yardi suite or Yardi Deal Manager experience is a plus).

  • Strong analytical skills with the ability to read and comprehend commercial office or medical office leases and related documentation.

  • High level of accuracy, attention to detail and strong proofreading skills.

  • Excellent written and oral communication skills to communicate effectively with internal team members, outside counsel, and other external parties.

  • Resourceful, proactive approach to resolving lease-related issues and facilitating smooth operations.
