Manages Company assets associated with the building facilities, to include mechanical maintenance, capital improvement projects, office supplies and office furniture. Also directs, coordinates and exercises authority for the planning, organization, control, integration and completion of engineering projects within area of assigned responsibility by performing the following duties personally, through team(s) and/or contractors/consultants.
ESSENTIAL DUTIES & RESPONSIBILITIES
Responsible for all aspects of the Company's building Electrical, Mechanical and HVAC systems (electrical switch gear, uninterruptable power sources, emergency generators, pumps, valves, piping, chillers, cooling towers and air handling units). Through design, construction, installation, maintenance, repair and testing, ensures all systems function as designed/intended when they are needed.
Manages Capital and Operations & Maintenance projects by formulating budgets, preparing proposals, negotiating contracts and preparing purchase orders and material requests for approval. Upon approval, ensures work is completed according to contract and within budget.
Develops and administers contracts with vendors that provide various services, including, janitorial, landscaping, snow removal, plumbing, electrical, HVAC, internal and external maintenance and repairs.
Supervises contractors and meets with them to analyze scope of work to be performed, establish schedules and oversee contractors during the work.
Ensures appropriate testing and preventative maintenance is performed on all major building systems, such as electrical switch gear, diesel generators, UPS, pumps, chillers and air handling units. This work includes the development and continued review of preventive maintenance procedures to ensure accuracy and completeness, site visits for quality control and training purposes and consultation with contracted maintenance personnel when problems and/or questions arise.
Serves as the technical expert for trouble shooting problems with all Electrical, Mechanical and HVAC building systems at all the Company’s facilities.
Provides prompt, 24-hour a day response to resolving any issues with the operation of building systems critical to the uninterruptible operation of the control room as well as the normal day-to-day operation of the offices.
Reviews designs and plans for compliance with engineering principles, company standards, contract requirements and related specifications.
Reviews and approves invoices to verify materials were received and services were provided according to contracts and purchase orders and authorizes related invoice payments.
Resolves employee issues associated with facilities. Addresses and approves office maintenance requests, purchases of office supplies and furniture and intra-office moves.
REQUIREMENTS
Bachelor's Degree in Business, Design, Architecture, or Project Management or relevant, equivalent experience and/or education.
Extensive knowledge of construction and maintenance requirements demonstrated by seven (7) or more years of experience organizing, planning and successfully scheduling facility maintenance projects.
Minimum of three (3) years facilities experience in a corporate environment.
Ability to read and interpret drawings and blueprints.
Must have a thorough understanding of operational and safety concerns associated with maintaining a facility.
Ability to efficiently manage multiple tasks and/or projects concurrently
