Assists in the implementation of a preventive maintenance program for all equipment in the community.
Responsible for maintenance of drains, access areas, grease traps, garbage cans, cooling tower and mechanical rooms.
Assists with grounds maintenance.
Investigates mechanical breakdowns and failures of machinery and equipment to determine cause and prevent reoccurrence
by a preventive maintenance program.
Repairs emergency breakdowns in shortest possible time.
Must perform regular after hours "on-call" duties as scheduled.
Assists in maintaining a program of overall efficiency designed to eliminate waste and reduce operating expense.
Maintains safe operating and fire prevention practices.
Paints, plasters and performs other work necessary to prepare apartments for leasing.
Replaces light bulbs throughout the community.
Maintains community furniture in good condition.
Responds to and addresses work order requests and other requests for maintenance needs throughout the community.
Maintains current information on codes and regulations.
Attends required staff meetings and in-services.
Performs other duties as assigned.
Must be courteous to residents and staff in the community.
Maintains good working relations with other staff members.
